The back story of my initiative and pathway is how 15 craft people in Adelaide previously handcrafted RM Williams boots, and today, over 700 craft people in Adelaide are creating one of Australia’s most iconic brands in global markets. In the late 1970s, I went to Percy Street Prospect to meet the then-owner of RM Williams, the late John Swain; in those days, they handcrafted around 50 boots per day. Despite Mr Swain's initial scepticism, I was determined to showcase the potential of RM Williams's handmade boots in the city market. I offered to set up a store at the front entrance to the Gallerie at our cost, effectively underwriting this launch into RM Williams's 1st CBD store worldwide. Today, RM William's handmade boots are produced at a rate of around 1,500+ boots per day.  It has global markets, and it has become an iconic Australian brand. One of my previous major urban projects, “The Gallerie Shopping Centre” at 20 Gawler Place Adelaide, was a unique endeavour. It was the largest repurposing of historical G&R Wills Shipping Company offices/warehouses in the City of Adelaide's history. Apart from RM Williams, one cannot imagine a significant shopping mall in Australia today without a Food Hall; the “Gallerie Shopping Centre” at 20 Gawler Place Adelaide was the first with my original forecast of 5,000 meals per week; however, on the opening week in July 1979, over 25,000 meals were served, the entire. The electrical supply had to be increased overnight by 100% to cope, peaking at Christmas 1979 to over 60,000 weekly meals. Firsts here included Wendy’s Supa Sunday's first store. The next RM Williams store is my initiative. The historical “Shot Tower,” which I saved as it was destined for demolition, created a sense of place as a proven “Placemaker." An 80-m-high cone encloses it. Despite the CBD of Melbourne's footfall being down by over 500,000 people per week, Melbourne Central is thriving, 100% leased, and trading 2024 became a "Big Gun" CBD retail/tourism destination. #RMWilliams #HarropFactor #MelbourneCentral #GallerieShoppingCentre

A [very] quick story of a John Mellencamp small town and a brand's reputation in it over 20 years later: With a population of just over 10,000 this town has few quality #retail centers. The operator we work with is restricted at all of them but one. After driving to the market, 2 spaces have come available denoted by hand written "For Lease" signs. After a 45 minute call with the 95 year old landlord, we find: Another #franchisee of our operator (who has since long passed) occupied the center when he first bought it in the mid - late 90s. After an economic shift, the tenant decided to vacate the property. When they left, the unit was in shambles with grease stains and debris. He had to spend more than the equivalent of a year's lease payment to get the space back to occupiable (maybe a little exaggeration, but who knows). After all this and 20+ years later, he has no desire for a new franchisee of the brand to lease space from. He jokingly admits that even paying all the base term's rent up front would not convince him to consider. Brands images and reputations shift as time goes on and strategies change.
