Construction costs increased by 2–3%.(2022-2023) Real estate development, construction cost, and land cost are the majority of the costs of the project. We saw a 2-3% increase in construction costs in 2022–2023 across a range of project types, which will indicate an increase in costs that will be passed on to consumers in the future. Example: The group of residential projects with 5–12 floors has an average construction cost increase of 2-3%. The group of office buildings with 13 floors and above has increased 2%. Underground parking has increased by 2–3%. The group of resorts with 2–5 stars has increased 2%. The group of Light Duty Factory has increased by 2%. The group of international schools, primary and secondary, has increased 2%. General Hospital (Private) has increased by 3%.

The Building Safety Regulator (BSR) has allocated additional resources to speed up the process of Building Control applications. In a statement, the BSR said it had received an “unexpected increase in applications” for high-rise residential project approval. Since April, all new high-rise residential buildings require approval from the BSR before construction can start. The BSR has identified problems with shortfalls in the detail submitted by applications. A spokesperson told Construction News: “Our statement sets out that a large number of applications received have not consistently met the standards now expected - where compliance with the building regulations is demonstrated, evidenced and clear upfront. Applicants can do their bit to ensure a smooth engagement with the BSR by submitting high-quality applications, which demonstrate clear compliance with the regulations, and that contain all the information required.” Façade design is a critical area of safety in submitting Building Control applications. To demonstrate compliance, projects should show evidence that all façade elements meet the necessary Euroclass fire safety ratings, from cladding to breather membranes.
