Art-Invest Real Estate appoints RED Construction Group at Sackville House, Piccadilly Appointment follows nearing completion of demolition work undertaken by Salter Construction Art-Invest Real Estate (Art-Invest) has appointed RED Construction Group as lead construction contractor to deliver the redevelopment of Sackville House on Piccadilly. A historic office building in the West End, it is set to offer 30,000 sq ft of new Grade A workspace alongside a new roof terrace, amenity space and a retail offer across the ground floor. Sackville House is an iconic building that is being significantly repositioned by RED Construction’s London team, with an extension to both the roof and rear and a comprehensive internal refurbishment, allowing the building’s fabric and heritage to be retained whilst delivering an exemplar commercial building back to the area for the next generation. Given RED Construction Group’s renowned ability with unique construction projects and its experience and understanding of building similar to the historic significance of Sackville House, the team is the ideal partner for Art-Invest. Start on site is expected in the first quarter of 2025. In the first half of this year, Art-Invest successfully secured planning permission for Sackville House, a Grade II listed building, located on the corner of Sackville Street and Piccadilly. RICHMOND, VA - The redevelopment of the Greyhound station on Arthur Ashe Boulevard appears to be moving forward.  Demolition and building permits were filed last week for the mostly dormant bus terminal at 2910 N. Arthur Ashe Blvd. Allen Investment Partners, a developer based in both New York and California, has been looking to redevelop the 5-acre site for over a year, initially filing plans for a 600+ unit mixed-use development in late 2023. AIP, which has not responded to multiple calls and messages seeking comment, is now evidently looking to ramp things up. It’s filed to both demolish the entirety of the existing, 40-plus-year-old station and build the first phase of its new project: a 387-unit mixed-use building.  Those permits are still under review with city. Last fall AIP filed an amended plan of development for the site. It outlines a total of 657 units, 667 parking spaces and 14,400 square feet of commercial space, spread across a pair of 7-story buildings. Plans show 95 percent of the parking spaces would be in parking decks. Several local firms are on the development team, including Poole & Poole Architecture, LLC, Timmons Group and Emerge Construction Group, LLC, which are listed in plans as its architect, engineer and contractor, respectively.  For more, click on the link below. #escrowcredirt #newmarktitleservices

In 2022, building a house took an average of 8.3 months, a month longer than in 1971. In theory, this negatively contributes to the housing shortage, drives up home prices and forces many into an expensive and overpopulated rental market. Appelbaum advocates for modular housing as a solution. Despite its slow adoption, we all know that modular construction can significantly reduce build time and costs. He cites Fading West, a start-up in Colorado that can complete homes in half the time and at 80% of traditional costs, highlighting advancements in manufacturing that make modular housing more viable. But modular homes don’t have the best reputation for being beautifully designed and lack the bespoke attention of traditionally designed homes. This perception of modularity equaling "cookie-cutter" has hindered their popularity. However, firms like Paris-based Cutwork are attempting to address these issues. Their ReHome system, initially designed for post-war Ukraine, uses stackable, flexible concrete blocks to create cost-effective, customisable apartment buildings. This method reduces on-site construction time by up to 40% and adapts to various environments while still allowing for a level of individuality. South Greene Street intersection to close for BUILD Project construction GREENVILLE, N.C. — Construction related to the BUILD Project is scheduled to close an intersection in the downtown area beginning next week. The intersection of West Fifth Street and South Greene Street is scheduled to close to motorists on Monday, January 6, 2025. The closure is expected to be in place for approximately three months to allow for improvements including wider sidewalks, brick crosswalks, site furnishings, and street trees. Motorists attempting to travel north on Greene Street will be detoured onto Evans Street, West Fifth Street, South Washington Street, and West Fourth Street, as pictured above. This construction is part of the $48.5-million Better Utilizing Investments to Leverage Development (BUILD) Project that began in August 2023.
