I let some strangers live in my house. It didn’t go as I expected, but I definitely learned some lessons. My home is multifamily house (tri-plex) for context. I live in one part and rent out the other two. Last October, I agreed to let two young people move into one unit. They didn't meet all of my initial criteria, but I gave them a chance. The first few months went well. Then, things deteriorated. The saga is almost movie script worthy, but I'll spare all of the details and get to the lessons: 1) Have a standard and maintain it I relaxed my initial requirements and it opened the door to future headaches. 2) When people show you who they are, believe it It's natural to want to put your best foot forward and make a good impression. Looking back, there were signs that there would be future problems. I didn't want to believe and here we are. 3) Restarting beats stopping There's some frustration with having to start a tenant search over again. I've got a few repairs to cement the importance of being more selective. Things could have definitely been worse and it's not going to stop me towards my long-term real estate goals. Also, this is an opportunity to make a few more updates/renovations during this long weekend!
