If you lease property to a business, there are two important reasons why you should consider making energy efficiency improvements a priority in 2024. 1. Good news, bad news or no difference to you? The Government had proposed that all properties would need an energy rating of C or higher by 2025 (with a three year extension for existing tenancies). This has since been scrapped with the original laws staying in place for the foreseeable future. This means a rating of E or higher is fine. On one hand it seems like good news - Landlords don't have the added expense of upgrading their properties. On the flip side it means higher energy bills for tenants. Let's not even start talking about the environmental impact. What's your take on the government’s decision to maintain current energy efficiency laws? Phase 5 of the Low Carbon Skills Fund (LCSF) has been confirmed by the Government this week. Newsflash! 📣 The new Flemish government is planning to make renovation obligations more flexible 👇 Since 2023, anyone buying a property in Flanders with an EPB score of E or F is obliged to renovate it within 5 years in order to obtain a minimum EPB D. Initially, this obligation was to become more stringent in 2028, 2035 and 2040 successively, in order to achieve an EPB A 🌱 The new plan envisaged by the government is to maintain the obligation to renovate in order to achieve a EPB D, but not to tighten up in subsequent years.
