I’m excited that after 8 years, we are going to get systematic changes to our Internet Service Providers. What’s changing? They will be required to provide the exact costs and service in a “nutrition label” style manner. Are all ISPs required to do this? Only the large ones, not the smaller ones. It’s all a push from the recent federal government’s plan to push competition. The USA has done massive overhauls of our infrastructure in the past two decades, and yet we rank 6th for fastest median speed. (We do have a mot of land mass to cover) Here’s some key impacts for multifamily: 1) Enhanced Transparency: The labels make it easier for multifamily owners to compare offerings. This clarity could lead to more informed decisions when choosing ISPs. 2) Competition: With increased transparency, ISPs may be motivated to offer better terms or services to remain competitive. This could benefit multifamily properties by providing them with more advantageous deals. 3) Negotiation Leverage: Owners and operators might gain leverage in negotiations with ISPs, using detailed information from the labels to push for better rates or services. 4) Tenant Satisfaction: By selecting ISPs that offer clear and favorable terms, multifamily owners can potentially increase tenant satisfaction and attract more residents. Here’s the changes in selection process I forsee with owners/operators: 1) Data-Driven Decisions: Selections will likely become more data-oriented, with a focus on comparing specific metrics like speed and cost, rather than relying on brand reputation alone. 2) Greater Scrutiny on Terms: With access to detailed service terms, owners & operators should scrutinize contracts more closely, ensuring they align with tenants’ needs and property management goals. 3) Shift Towards Quality: Operators may prioritize ISPs that not only offer competitive rates but also demonstrate reliability and high service quality, as these aspects will be more transparent. I really hope to see this change. Rev share is great and all but quality is what drives tenant satisfsction scores up which commands higher market rates and increased occupancy. 4) Regulatory Compliance: Operators will need to ensure that their chosen ISPs comply with these new transparency requirements, adding another layer to the selection process. Consolidation is something we will be seeing a lot of in 2024! - Cost of Money is High - Previously granted Gov. funding is not going as far due to inflation - BEAD funding Favors the Largest providers - Financial evaluations relying on the “number of passings” has greatly over valued may Companies. More accurate evaluations come from numbers of connections as a percentage of Passings, vs time spent marketing. - Funding for new builds will remain hard to get for the smaller provider For Coops and Independents both Public/Private partnerships are a great way to obtain cost effective funding while keeping control. IE: City, County partnerships with Coops/independents, Telco Coops with Elc Coops, or with Higher Ed, Regional Educational districts, Commercial And Residential Developers and so on…. #ruralbroadband #ruralinternet #ruralconnectivity #wirelessbroadband #wisp
