The build-to-rent (BTR) segment in Austin’s multifamily market has grown significantly over the past two years, now accounting for 2.3% of the market, up from 1.3% in 2021. BTR properties offer a hybrid of apartment living and single-family home features, such as larger units, private outdoor spaces, and luxury amenities, appealing to renters seeking more space. This growth, however, has led to a surge in supply, with 40% of Austin’s BTR inventory completed since 2023, causing vacancies to rise to 24%. With limited new construction expected, the BTR market is anticipated to stabilize by 2026 as vacancies gradually decline.
