Building works have commenced this November at St Mary Magdalene Parish Church in #Newark as part of ‘The Reawakening of St Mary Magdalene: Supporting Newark’s Communities’; a project supported by The National Lottery Heritage Fund. St Mary Magdalene is a Grade I listed church dating back to the 12th century. It is a nationally significant building which is currently on Historic England’s Heritage at Risk Register. Grants of £3,064,126 from National Lottery players through The National Lottery Heritage Fund, support from Historic England, the Church of England, and the UK Shared Prosperity Fund will enable vital repairs to be made to the Church, removing it from the Heritage at Risk Register, breathing new life into the visitor experience, and saving the building for future generations. The work will be led by Thomas Ford and Partners Architects and experienced contractors, ASBC (Alan Staley Building Contractors). The building work will include the repair of centuries worth of weather damage to the church; replacing the lead roof with a hard-wearing modern metal alternative, and installing 40 solar panels on the church’s southern roof, which will be hidden from street level and will help secure an eco-friendly future for St Mary’s. Another great example of how vertical deflection can be used on arterials! Bainbridge Island has joined the ranks of Cincinnati, Honolulu, Philly, and others, who are all piloting using raised crossings, speed tables, and speed cushions with great success in slowing speeds and reducing crashes on arterial streets! https://lnkd.in/gyXqXyED
Who says you can’t traffic calm an arterial? We (Toole Design Group) designed these raised crosswalks as part of the Madison Ave project for the City of Bainbridge Island. Madison Ave is a Minor Arterial, one of the main north-south routes through town. The raised crosswalks will prioritize pedestrians along and across Madison and improve safety for all while having minimal impact to buses and emergency services. The project also includes protected and intermediate-level bike lanes connecting schools, parks, churches, and homes to downtown Winslow. Shoutout to Jakob Ward, PE from our office for leading this design! Learn more about the project here: https://lnkd.in/dvpcE3QN

Roadway classification should not be an excuse preventing safer streets. Traffic engineers have adopted an orderly system that organizes roadways into a couple of broad buckets. Roadway classification prioritizes design decesions on the throughput of vehicles above all else. This approach cannot take into account all of the complexity we experience in our built world. Roadway classification is well intentioned, but highly flawed. Roadway classification becomes the excuse and and ultimately the justification to continue bad design. Safety and cost are secondary to the movement of vehicles. This approach results in roads in fatal outcomes. Projects like this demonstrate an approach where designers actually respond to the local struggles at the scale of the block. They observe and listen to local needs with a primary objective of safety. Roadway designers and cities have more authority and discretion to address the needs of our complex urban environments. They can in fact improve streets regardless of classification.

Back to housing. This is a proposal for high density affordable housing with the parking hidden under the raised public space. Much in the theme of the Vormenfabriek in the same city.

We are hosting a Mheitheal in County Cork next week. Internal repairs to random rubble walls. Dubbing out. Base and scratch coat renders and plasters. Consolidating reveals. The Vacant and Derelict homes grant scheme is by far the best initiative by Government to address the housing crisis and rejuvenation of our rural areas. 2024 for many of us practitioners has been the year of panicked grantees, desperate for hands to help. Us practitioners, up to our eyes with work, and stretched by poor weather and a lack of hands when things get tough. We feel like we are letting grantees down by just not being available, geographically, time wise or too small a team to make an impact. If we can't pull together once in a while the level of un-claimed funds will see this funding stream fail or neglect to amend criteria in favour of the people and heritage it can help. That's why we are issuing a call out to any masons, plasterers and tradespeople in the Cork or surrounding counties. A fantastic, hardworking and skilled couple are really up against the clock. With a young family to rear and a two storey farmhouse to renovate from derelict 2024 has been arduous. So far we have a team of four committed to step in and help. If you feel like you could be of help, may learn a little about vernacular repair or see the power of giving back after a very busy year then we would love to hear from you and explain in more detail and discuss your costs. Our forefathers knew this style of life, relied on it, learnt from it and lived in communities built on it. The Meitheal never died, we just struggled on and lost the natural act of asking for help. Leaning on this tradition next week may just be a warm and productive act. #community #helpinghands #builtheritage #traditionalskills #tradition #help

Cairngorms National Park now has a policy in place for 45% of new build homes to be affordable - 20% higher than national levels. This was one of many points to come out during the meeting about National Parks at Castle Douglas Town Hall which was addressed by Grant Moir, CEO of Cairngorms NP and NatureScot’s Stuart Graham. The current edition of The Galloway News devotes two pages to the event. It looks at the realities of what is happening in Cairngorms, the proposals being considered in the public consultation for a Park in Galloway and the responses given to issues raised by people attending the event. It covers: - The Cairngorms drive for more affordable housing - The immense amount of work the Park does with young people and that there is little difference between house prices inside and outside the park boundaries. It also discusses how most of the Cairngorms governing Board are either local councillors or directly elected. It adds that the current public consultation opens up the chance for the proportion of local councillors and directly elected Board members to be even higher in Galloway, South and East Ayrshire. #GreatForGalloway #NationalParks #Scotland #CairngormsNationalPark

Budgeting for a home means planning for routine maintenance and unexpected repairs—community associations are no different! Along with annual operating expenses like landscaping, trash collection, and pool upkeep, associations must prepare for larger, long-term investments like roof replacements and parking lot resurfacing. Proactive planning ensures the community thrives for years to come. #CommunityManagement #BudgetPlanning
