I saw a video highlighting some of the urban planning setbacks in the US. A very popular example I’ve been more aware of is redlining. It made me think of similar decisions in Lagos. One of the ones has been forced evictions from local markets to make way for big urban renewal projects. The first slide shows a picture of Yaba market prior to Tejuosho mall. There are definitely pros and cons to the change. But how many street sellers have sustained rent in that space? Then there’s Eko Atlantic. We’re taking on environmental consequences that come with sand filling to make way for new homes. Yet, there’s no payback for the low and middle income class in the city. It’s just an extension for even more expensive housing. Let’s not even get into slum evictions when affordable housing estates are in worse conditions than some of the so called ‘slums.’ I love Lagos, but the decisions we’ve made in the last 5 years need a deeper analysis on who really benefitted. There are a few nuggets of hope with projects like the Falomo bridge. But the best parts of the city seem like a distant past, hence the black and white😅 #affordablehousing #urbanplanning

This is a 700-kilometer Lagos-Calabar concrete coastal highway construction. The Lagos-Calabar coastal superhighway, which will be built using concrete technology, is anticipated to stimulate investment opportunities and accelerate returns on investment within the Lagos State metropolis' economic corridors, according to Minister of Works David Umahi. Additionally, it is anticipated to broaden new markets for the economic hubs of the South-South and South-East. I recall telling some potential customers about this new project a few years ago, and I even convinced them to buy a stunning piece of land with a significant setback from the local road system. Regretfully, a few of them turned down my offer. Kudos to the Nigerian government for this new project. This new project is going to elevate both economic and property appreciation in the environment. That is why I will keep saying, don't wait to buy Property but buy property and wait. WHY RELIABLE PLANNING IS EVERYTHNG: Municipalities prefer TOWN PLANNERS to submit applications to them due to the references required within application motivations, including: - the Land Use Management By-law (2016), - the Tshwane Town Planning Scheme (2008 - updated in 2014), - the Sections of the Spatial Planning & Land Use Management Act (2013) and - the Regional Spatial Development Framework (2018). The Scheme, the By-law and the RSDF are all in the process of being revised, which regularly occurs. Town Planners MUST ensure that we keep up to date and informed. The above is an example from TSHWANE. All municipalities with SOUTH AFRICA must have these documents and have to update them regularly.
