This project is good for promoting FAMILY, RESEARCH, and QUALITY OF LIFE in New Jersey. Cardinale Enterprises is seeking equity partners for a three-phase, 222-acre project in Jackson where plans call for a new convention center, two hotels and hundreds of residential units alongside a host of existing retail space and athletic facilities. Brokers with JLL are leading the offering for what’s known as Adventure Crossing USA, which sits just off Interstate 195 and roughly a mile from Six Flags Great Adventure. They noted that the property at 515 Monmouth Road is already home to national credit tenants such as Taco Bell and Starbucks, which operate on long-term ground leases, as well as a large facility known as The Dome at Adventure Crossing that houses a Toptracer Golf and TopGolf Swing Suite, providing a strong foundation for the project’s additional phases. Those plans include a proposed hospitality and event center, JLL said, adding that the site’s flexible in-place zoning allows for the development of up to 1,200 residential units. That includes 228 homes that are fully approved as part of the project’s third phase, with an additional 13.39 acres to be developed. Currently, there are plans for a bowling alley, a cigar lounge and multiple restaurants on land adjacent to The Dome, among other possibilities, JLL said. The firm also noted that the existing space can be transformed into an indoor concert hall with seating for up to 4,900 and a stage or used as a sports venue with a full-size driving range or expo space. “Adventure Crossing is ideally located in the heart of central New Jersey, directly off I-195 providing connectivity from New York City to Philadelphia, and sits between the Garden State Parkway and New Jersey Turnpike, with proximity to the popular northern Jersey Shore points,” JLL wrote in its offering materials. “Nationally renowned Six Flags Great Adventure amusement park is situated adjacent to the property.” Adventure Crossing also has eight full-sized, multisport athletic fields, as well as a field house, which can be converted to outdoor concert space, JLL said. The facility attracts sports teams and families from far and wide, creating a constant demand for lodging food and entertainment. The marketing team includes JLL’s Ryan Robertson, J.B. Bruno, Kevin O’Hearn, Jose Cruz, Jeremy Neuer and Will Mitchell, with leasing support from the firm’s David Townes and Alana Friedman. When opening a billiards club, the wisdom and skill of choosing a location is crucial, as it directly affects the store's customer traffic, marketing costs, profitability, and speed of return on investment. To avoid common site selection pitfalls and ensure that an operator's billiards club takes root in an ideal location, here are some key points to consider and suggestions: Two major pits to avoid: 1. Operators blindly selecting sites without considering the budget: choosing a store based on intuition alone without adequate financial planning may result in a broken capital chain. Ensure that the site selection decision matches the operator's financial capacity to avoid being forced to give up due to insufficient funds or being burdened with heavy debt pressure due to excessive borrowing. 2. The operator neglects to match the size with the location: the actual demand and size of the billiard hall should be taken into account when selecting the location to avoid operational difficulties caused by an inappropriate size of the site. Too small an area will limit business expansion, while too large an area may result in a waste of resources. Three primary site selection criteria: 1. Shops at the bottom of large communities: Operators prioritise stores on the second floor of large communities, which are usually cost-effective and can effectively serve residents within 2 kilometres of the surrounding area. Pay attention to examining the community's occupancy rate to confirm whether the store upstairs is for residential areas and whether there is enough advertising display space. 2. Industrial zones or areas with a high concentration of foreigners: these areas are full of young people busy with work and require cost-effective entertainment programs with flexible schedules. 24-hour self-service billiard halls can be an excellent way to meet their entertainment and social needs, especially during their leisure time after the workday. 3. Office buildings around commercial districts: Choose office buildings close to commercial or residential districts and avoid pure office areas, as these areas will see a significant drop in foot traffic after work, which may affect business. I usually come across interesting places whenever I travel and I always end up analysing the brand and what they're trying to do (in my head). It's a habit I've had from my younger days, where I used to re-write ad copy of billboards I see on the road but as I grew older, it became a full on analysis 😄 So rather than keeping everything in my head, I thought of doing a little write up and a video of an interesting place I came across today. Today's meeting was at #PodiumPlace in Newbury —a fascinating café that combines supercars, community engagement, event & co-working spaces under one roof. It’s an experience that might initially feel like a novelty, but when you look closer, it’s an interesting case study in modern marketing and ecosystem design. What’s interesting is that Podium Place isn’t in a major city like London, where you might expect this level of luxury. Instead, it’s tucked away in Newbury, attracting a unique mix of locals and enthusiasts. Here's my two cents: 🛠️ Playing to their strengths: Their core offering (supercar sales and detailing) remains front and centre, but they’ve added layers like a members’ club, SIM gaming consoles, and co-working spaces to broaden their appeal. 🌐 Building an ecosystem: By combining a café, car detailing, and spaces for connection, they’ve created a “destination” rather than just a business. Each part complements the other, increasing engagement and loyalty. 🤝 Engaging the local community: This isn’t just a space for car enthusiasts; it’s a hub for locals to connect, work, and socialize. From a marketing perspective, this is a great example of ecosystem thinking—where brands expand horizontally by staying relevant to their core audience while appealing to adjacent needs. The location was totally unexpected and it added to the experience. The setup is extremely utilitarian and functional. The greenery around the gym places you in an environment that challenges the norms, even for the most experienced gym-goers. This approach not only revitalizes the consumer experience but also encourages creativity and innovation in an otherwise predictable market. By integrating unexpected elements, establishments can distinguish themselves and create memorable, engaging experiences that attract and retain customers.
