What happens now? For student accommodation teams, there are a number of emotions they will be feeling right now. Relief, exhaustion, pride, perhaps even disappointment. Some might even be feeling a sense of déjà vu, that the rigid cycle or check in, leasing, check out and turn starts all over again. That occupancy clock that you managed to get somewhere near 100%, that resets to 0. I always felt this time immediately after the bulk of check ins were done was one of conflicting priorities. You may have some rooms left to lease, and pressure to get as many of them away as possible, but enquiries are low and every sales lever has been pulled to get out this point. No shows are a real worry, refreshing the list of students still to arrive to see how many are at risk of not turning up, compounding the issue of voids even further, hope and optimism being propped up by the team making calls to each one confirming they are in fact going to arrive at reception wanting keys. And let’s not forget about the most important people, the students who have arrived and are living often in a new building and a new city for the first time, with a huge group of strangers they have never met. There was some research done some time ago that the first 4 weeks of your university experience shapes not only your degree prospects and ability to complete the full 3 or 4 year programme, but also much more of your career and life. They have questions about their room, laundry, the nearest shop, how to get to campus or navigate the transport system. Rebookers are made in the first 4 weeks of the year. They will make their mind up very quickly if they want to stay again for another year. But what about next year? You need to be live for sales by 1st November at the latest, as the Accommodation Manager you have to give your input on rates, incentives, room classifications, rebooked targets, university nominations, all before the current cycle has even been washed up. All at a time where you have worked 12+ hour days for as long as you can remember and so have your team. How did I cope with this? I had a solid group of other Accommodation Managers, in the same company or city I was in, nothing like a good complain over a beer or two and realising you are not alone in this situation, this helped me get perspective, those networks are vital. *** Got 5 minutes? The survey, which gathers feedback from over 100,000 students worldwide, defines exceptional student housing, and Study Inn has excelled across all metrics. Redefining Excellence in Student Accommodation: Study Inn's Unmatched Service Sets a New Benchmark Study Inn’s dedication to high-quality student accommodation and premium services has led to remarkable results in the GSL Index. The group secured a +34 Net Promoter Score (NPS), 143% higher than the +14 benchmark for UK private halls. Study Inn also received a 90% rating for ‘Accommodation Condition and Quality’, 92% for ‘Internet’, and 89% for ‘Overall Management’. Since its establishment in 2009, Study Inn has prioritised student wellbeing and experience, offering fully equipped gyms, yoga studios, entertainment areas, and wellness spas with saunas, steam rooms, and hot beds – the first of their kind in the sector. 79% of residents reported positive ‘Social Interactions’, and the ‘Care & Support’ rating was 89%, both significantly higher than the benchmark by 15%. ‘Communal Spaces’ and ‘Sports Facilities’ were rated at 87% and 86%, respectively, both outperforming benchmarks by over 15%. We're right in the thick of things in student accommodation at the moment and it's about to get a whole lot busier with A-level results due on Thursday, buildings completing, summer season in full swing and the annual 'turn' as they say in the US. I'm grateful for the break in recording episodes of Housed and also glad we pre-recorded some before things really kicked off. At Student Housing Consultancy, we've been busy helping clients to troubleshoot problem buildings where the sales velocity is slower than the client would like in addition to our usual monitoring and oversight of operator performance for our retained investor clients. We start working on these problem assets straight away as time is of the essence and that will be the case right up to October when courses start. We analyse market conditions quickly and provide clear recommendations to improve performance in a short time frame. We also ensure we're consulting the operator and working with them rather than dictating new workstreams. Buy-in and communication is key. We visit the site, tour the property and competitor buildings, meet with the universities and relevant partners, speak to Uni agents, marketplaces and conduct data analysis and research to provide: Undergraduate/Postgraduate trends and forecasts Domestic/International trends and forecasts University rankings and recruitment strategy City population and economic trends Rental levels including historic analysis Analysis of competitor schemes Occupancy research through our network and data providers BTR market analysis HMO market analysis Planning pipeline and local policy Mystery shop of the property and sales team Distance and location analysis Outreach to Universities - Accommodation, recruitment and key faculties Outreach to agents and marketplaces. Marketing budget and Cost Per Acquisition analysis Opex analysis and more... Once we have all this information we prepare an action plan for the investor/operator. This is why I'm glad that we pre-recorded the latest episodes of Housed to get us through the summer months in advance. It's also the reason why I couldn't fully switch off on holiday in France last week. We're simply too busy and the work needs doing yesterday. If you're 10%, 20% or in some cases even 50% behind your occupancy targets then get in touch and we'll get straight onto it. It's not just Sheffield and Coventry we're getting calls from this year.
