Housing provider Abri has acquired a site on Lavant Street in Petersfield to deliver 34 new apartments in partnership with local contractor 6a Vision Homes. The homes, which will be delivered for social rent (approximately 50% of local private rent), will make a valuable contribution to addressing the need for affordable housing in East Hampshire, where the affordable housing waiting list exceeds 1,500 people. Time to stop blaming each other for the housing crisis! Politicisation or point scoring with others is getting us no where! We are getting no where by blaming the government, landlords, local councils, developers, planning rules etc. The facts are; 1. There’s a national housing crisis 2. There’s currently 46,217 long term empty homes in Scotland! 3. There’s a huge waiting list of folk needing decent homes and more importantly homelessness in our great country. Some of the good work in the pipeline will take time but an Assisted Sale strategy can, within a few months; 1. Agree a price with a home owner 2. Use private investors cash to pay, manage and refurb empty homes whilst the home owner still owns the property 3. When refurbished, sell on to either councils, affordable housing providers or investors with an agreement of guaranteed rent for several years for those needing homes from affordable housing to mid market rent. At Bee Lifted Property Solutions we have the network of solicitors, architects, investors and trades to make this happen! Here’s one of our current projects we recently started in the heart of Carnoustie, a two bed semi detached bungalow which has been vacant for over 20 years! 🏠 Delivering affordable housing in South Cambridgeshire The National Planning Policy Framework (NPPF) defines affordable housing as homes for sale or rent for people whose needs are not met by the private market. Increasing the supply of genuinely affordable homes is essential in tackling the housing crisis. We’re proud that 40% (102) of the low-carbon homes at our #Cambourne development are affordable homes. 72 (70%) will be built according to #Passivhaus principles and allocated for affordable rent, with these properties owned and managed by the Council. The remaining 30 homes (30%) will be available for purchase through shared ownership. According to new CMHC data, the Charlottetown area had its best month for housing starts since at least 1990. This area, which includes the City of Charlottetown, the neighbouring towns of Stratford and Cornwall, and a collection of smaller communities, saw almost 200 starts in July 2024. More than half of which were purpose-built rentals, primarily in multifamily housing. Here is what 2024's year-to-date progress looks like. In my opinion, it's a good sign that all orders of government are working more collaboratively to unlock housing in the Island's capital region.

BBC News has described the Church Commissioners' and @English Rural Housing Association scheme in Shepherdswell, Kent, as 'a blueprint for the future' of affordable housing in rural communities across England: https://lnkd.in/eqFMGctv The mix of apartments and two and three-bedroom houses will permanently remain as affordable housing and will only be available to those with ties to Shepherdswell, ensuring that local people have secure, safe places to live in their own community. Schemes like these are essential for tackling a desperate shortage in rural affordable housing, with waiting lists growing ten times faster than in urban areas, according to the @National Housing Federation. We continue to work with communities, local authorities and housing associations to identify opportunities to deliver much-needed, high-quality affordable housing in rural locations.

Morning all As ever Phil’s comments on the issue of Social Housing in particular & Affordable Housing in general are pertinent. Louis from Connect Public Affairs is now a Connexion as well as Ibrahim from the Department of Trade and Bob Blackman MP… so we’re starting to get a nice little “ Parallel Parliament” together not only of Members of Parliament but Civil Servants and political lobbyists for the purpose of sorting out UK’s Social Housing Need through Modular Construction and Retrofitting over the next 10 years. Of course Lewis & Dan from Alila (Mod Con) and Craig from Agile ( also Mod Con) & Anthony from Gyr Property ( Retrofitting Empties) are also connexions and practise what they preach in different parts of the Uk. So what would you like to see from the Budget - well from a Property Law & Best Practice point of view using the TPTi ( “ Tech Property Transport infrastructure “) network I would simply like 2 things from Ms Reeves both relating to local authorities:- First I would like to see Local Authorities obliged to use their existing powers under the existing New Labour initiated Empty Properties Management Orders used energetically by 24/12 to ensure that UK’s 600,000 empty properties are identified and made wind prof and weather tight as the first stage of turning empties into homes in 2025 and Second using Al I would like to see every Local Authority in the UK pull together the list of property assets that they own in their own names and which by law they are obliged to keep ; create one main list and identify which of those properties are surplus to operational and investment requirements and vest them into a National Land Bank so that local modular construction developers can access them to create at cost plus a reasonable markup ( without having to pay a land premium) good quality Social Housing developments using good quality materials in a good and workmanlike manner and without inherent defects ….ie value engineering on an 80:20 Circle ⭕️ of Quality Basis. “ Fairy tale or a tale for Fairness” : you decide but remember if you want to criticise you’ve got to be nice …. And come up with your own pilot to be Road tested in 2025. For Lewis’ benefit as ex head honcho in Cambridge I’ll see if I can find the list of Property and Land assets held by Cambridge City Council and see how many times they’ve exercised their powers under the EPMO. T
Difficulty in planning, high interest rates, wrong types of accommodation, lack of builders, lack of funding. A perfect storm in the largest of possible teacups. 1million families await social homes while councils spend £1billion a year on temporary accommodation. Weaver Vale Housing Trust has completed on 52 much-needed affordable homes for affordable rent and shared ownership on the David Wilson Homes Stanneylands development on the edge of Wilmslow, one of the most expensive postcodes in the country. The shared ownership homes are marketed under Prospa Homes, part of the Weaver Vale Housing Trust family. Wayne Gales, Chief Executive at Weaver Vale Housing Trust, says: "It’s understandable that Wilmslow’s great transport links, access to beautiful countryside, and great schools make it a property hotspot. But there must be homes available at different affordability levels. There is a huge shortage of affordable options in Wilmslow, so we are delighted to have made positive progress on this with these lovely new homes." Tatton MP Esther McVey comments: "I am delighted these homes are now complete. It is so important that people have the chance to get on the property ladder should they wish to or be able to access affordable rents in an area of their choosing. I know from talking to families many young people can feel priced out of the area they grew up and I do not want to see this happen. Hi again! The City of Calgary has a Measure of Success to "target 3,000 new non-market homes per year." It is in Outcome 1, Measure of Success 1, of the September 16, 2023 Housing Strategy. Targets are good. If you don't hit the target, adjust what you do to then hit the target. Here, on the right side of this graphic, is City of Calgary reporting on that target. Those are units in some stage of planning, not BUILT units. Previous reporting has put the delivery of affordable housing at an average of 300 units per year. The missing zero is not a typo. By definition, that is a failure, and it has been that way for years. Maybe it is time to prioritize permits for homes. Meet the zoning rules, get a permit. Thanks.
