Founded in 2021, Future of Cities is a Miami-based mission-driven organization and consortium dedicated to transforming communities worldwide through the co-creation of sustainable cities. Future of Cities recently secured a $7 million construction loan from #LISCLending to finance the acquisition and adaptive reuse renovations of two office/warehouse buildings in Jacksonville, Florida's historic Springfield community. The subject buildings will be the core of a planned unit development known as the Phoenix Arts and Innovation District that involves repurposing the buildings into vibrant spaces, including offices, co-working areas, retail outlets, and artist studios. Why Cherry Creek West developers aim to create a ‘15-minute city’ The development will also have about 12% affordable housing targeted at those making 60% of the area’s median income. The company spearheading a redevelopment project exceeding $1 billion in Denver's Cherry Creek commercial district has unveiled updated renderings and new details, highlighting the planned walkability and outdoor spaces of the area. East West Partners is navigating Denver's planning and permitting process to transform a nearly 13-acre property located at East 1st Avenue and University Boulevard. This site, currently occupied by steakhouse Elway’s, a running store, and a large parking lot, will be redeveloped into Cherry Creek West, a project first announced in the fall of 2021. "Convert office towers to residential" has been a frequent cry/pitch/strategy at various urban-oriented events I've attended (or helped lead) since 2021. If only it were that easy. Anyone who's in that business knows of the many challenges to do that, from permitting to engineering to NIMBYism and so much more. Envisioning and funding these conversions could be the catalyst to dramatically help and transform our city centers if we can get past some of the operational obstacles. As this story of conversions in Pittsburgh and Cincinnati so effectively illustrates, lots of change is necessary to make these happen at any impactful scale. It's worth a read.
