WHAT A GREAT INTERVIEW!! Thank you Tyler Bynum for sharing such valuable insight to the commercial real estate market and providing your take on the unique market transitions we're all experiencing! There were so many great takeaways but here are a few of my top favorites: ✅ He works with investors to buy & sell properties large and small. They've transacted 22 units, all the way up to over 900 units! ✅ He is currently seeing and working with a lot of properties in the 40–80-unit range and 2000's build products. ✅ Tyler is currently enjoying the new construction & development space, helping developers prep for sale and/or stabilization.  ✅ If you're doing new development, call Tyler 6-8 months BEFORE YOUR CERTIFICATE OF OCCUPANCY to prepare properly.   ✅ Tyler is looking forward to doing more build-to-rent projects and working with investors to plan and execute those projects within their portfolio.  ✅ Tyler has a drone photo & video company he offers to his clients as well as other brokers! ✅ ADVICE TO GP'S LOOKING TO BUY: Be prepared to review deals quickly and GIVE FEEDBACK! Wonderful diversity in product, location, and pricing.

My abridged thoughts on our local markets: In Bucks County, Pa., and Hunterdon and Mercer counties in N.J., quite a few homes still sell for more than list price, though I am noticing price drops for some higher-priced listings. Inventory simply is very low, especially under $1.5M. Recently, in Solebury Township, Bucks County, several well-located but "need everything" properties have sold above asking and all above $1M. Again, these are properties that buyers will invest an additional $1M+ into to restore or rebuild, which speaks to the confidence buyers have in the Solebury market and the desirability of this area, so well located between NYC and Philadelphia with easy access to the Jersey Shore. My final thoughts here concern a "bread and butter" segment of the market: first-time buyers. Despite higher interest rates, these folks remain quite active in the market -- you can't miss the lower mortgage rate you never had, right?
