#Memphis has become the new topic of conversation for developers. I’ve gotten a number of calls for consulting through pre-development here, especially affordable housing projects. With a PILOT, the Housing Trust Fund, and some grants available, Memphis is positioned for crucial community-focused development! But, one of my favorite things is that a key component to a successful application is including community/resident benefits in the application and development. That’s how it’s done. Make it non-negotiable for the funding. Go Memphis Go. Let me know how I can help you get your project going.

Visionary advisory builder developer & Ohio licensed general contractor specializing in renovation, construction, value management, project and property management.
It's time to recognize the challenges facing our community, especially those struggling to support their families. Let's come together to advocate for their needs and give back. By establishing strong foundations for families in need, we can make a significant impact. Remember, they are us, and we are them. As a small business owner, my company has personally experienced the struggle, we haven’t had a contract since January, its disheartening to see so many others facing the same lack of opportunities. Waiting for months to sign contracts, attending event after event, while the odds are stacking up against us to sustain our business, homes, or hire people from the community. Advocating for families, small businesses, and the community is crucial for sustainability. It only takes one genuine opportunity to change lives. Together, let's work towards creating these opportunities and building a sustainable future for all. Let's keep in mind that our worst day could be their best. As a community, let's come together and pay it forward. #community #service #payitforward #together #families #sustainability #housing #foundation #smallbusiness #FranklinCounty #ColumbusOhio

Fundraising Maven | Non-profit Strategic Advisor & Coach | Helping you raise more 5, 6 & 7 figure gifts
In fundraising, we’re told that relationships are EVERYTHING. And the same goes for grant funding, correct? Well, not exactly. Hear me out. I have a great relationship with my spouse. He doesn’t always do what I want him to do. Nor do I always do what he wants. It’s basic stuff, right? The same goes for relationships with funders. I know some funders very well. Others at FundSource26 know different funders just as well. But these funders don’t just grant our requests every time. They still decline proposals. They aren’t here to cater to our every need. Don’t get me wrong, relationships DO matter. But not as much as people think. 🎇 They are simply a piece of the grant funding puzzle. Some other integral puzzle pieces include: 🧩Alignment with funder priorities 🧩Measurable goals and objectives 🧩Capacity to implement and manage the project 🧩Overall project impact and value for money 🧩Risk assessment 🧩Good track record and community involvement Relationships do matter in grant funding. But there are limits to what they can achieve. The next person who tells you - all you need to win a grant is a relationship with the grantor - refer them to this post. 😊

“Finding solutions that make government services accessible to all.” Well, #BillShorten, how about look at the Medicare rebate amounts and bring them into this century, and preferably in line with today’s rates? That would make medical services accessible to all. You could also stop bumbling and killing the #NDIS and instead #KillTheBill. Actually #LISTEN to the people you say that you are listening to and bring in effective changes that will allow PWD to be in control of their supports, have the AT necessary for them to have a decent quality of life and independence, and support the quality small providers who are currently being forced to close their doors. Here is a radical idea: actually charge the big mining businesses for the resources they are currently being given for basically free, plus change the tax structure so the big businesses can’t get away with paying less tax than most middle income earners. Then that money could be poured into health, education, and even infrastructure such as roads. #NDIS #KillTheBill #GovernmentAccountability #GovernmentTransparency #Medicare #Mining #AustralianResources
Minister for the NDIS. Minister for Government Services. Member for Maribyrnong. at Australian Government
Finding solutions that make government services accessible to all, especially vulnerable members of our community is a priority I’m fiercely committed to as Minister for Government Services. The Community Partnership program is a great example of an innovative solution to service delivery for people experiencing homelessness and other at-risk circumstances. Starting initially as a pilot in August 2022, @servicesaustralia specialist staff embedded in 18 non-government organisations have assisted customers on over 33,642 occasions providing tailored support to access government payments and services. As a now ongoing program, I’m proud to announce that we have expanded the program to an additional 9 sites, 7 in regional Australia as well as new locations in Parramatta and Perth. @Services Australia is delivering support where people already feel safe, working with non-government organisations who play an essential role in supporting people to find a way forward in times of need.
Bill Shorten on Instagram: "I’m really proud of the Community Partnerships Projects. It was one of my first priorities when we came into Government. Services Australia staff work with Non-Government Organisations to deliver government supports to vulnerable people, particularly those experiencing homelessness. Helping with things like job support payments, youth services and domestic violence supp

Does anyone in my network have experience in community-led land development in the UK? Let’s say there’s a parcel of land in a village … there’s a community will to better shape it to meet future needs. Perhaps some housing, shared working space. It’s not an Asset of Community Value, nor eligible - it’s land and buildings. We’re at early stage thinking but need to move quickly: building business cases, seeking funding. Raising finance. TIA. #Community #development #regeneration #CommunityLandDevelopment #acv

A valuable community asset (ACV) is a structure or parcel of land that is recognized for enhancing the social welfare or interests of the nearby community. Examples can range from village stores, local pubs, libraries, community centers, children's facilities, theaters, and even allotments. In order to be designated as an ACV, the property must be put forward by an organization with ties to the local community, such as a parish council, neighborhood forum, non-profit group, or community organization. A structure or parcel of land is considered to have community value if it promotes the cultural, recreational, or athletic activities of the local region. Residential properties, including their gardens, outbuildings, and related lands, are not eligible to be recognized as community assets.
In Plain English: Assets of community value

A valuable resource for the community is an asset of community value (ACV), whether it be a building or a piece of land that enhances the social wellbeing and interests of the local residents. Examples of ACVs include village shops, pubs, libraries, community centers, children's centers, theaters, and allotments. In order to be considered for listing as an ACV, the property must be nominated by a local organization such as a parish council, neighborhood forum, non-profit organization, or community group. A building or piece of land is determined to have community value if it contributes to the cultural, recreational, or sporting interests of the local area. It's important to note that residential properties, their gardens, outbuildings, and associated land cannot be classified as community assets.
