CASE STUDY: Expanding a Feline Veterinary Practice
SCENARIO
Our client, a dedicated feline veterinarian, owned a small veterinary clinic that had outgrown its physical space. The clinic, housed in a building with only three operatories, could no longer accommodate both the veterinarian and her associate working simultaneously. This limitation severely impacted the practice's efficiency and ability to serve its growing clientele. The need for a larger space became urgent to continue providing high-quality care to their feline patients and to allow the practice to grow.
DELIVERY/PROCESS
Recognizing the importance of finding the right space, we conducted a comprehensive survey of the entire market. This included:
MARKET ANYLYSIS: We analyzed all available options, both on-market and off-market, to identify potential properties that could meet the practice's needs.
PROPERTY RESEARCH: Our research extended to properties available for purchase and lease. We carefully evaluated each option, considering factors such as size, location, accessibility, and overall suitability for a veterinary practice.
NEGOTIATION: After identifying promising options, we negotiated final terms for both purchase and lease scenarios. We presented these options to the veterinarian, providing detailed comparisons to help her make an informed decision.
RESULTS
The veterinarian ultimately chose a property that doubled the size of her current practice. This new location not only addressed the space limitations but also offered several strategic advantages:
PRIME LOCATION: Situated at the corner of two major roads with easy accessibility off the highway, the new property provides excellent visibility, which is crucial for attracting new clients. Also, within close proximity to the existing practice.
PARTNERSHIP WITH LANDLORD: The landlord made a compelling offer, demonstrating flexibility and a willingness to support the veterinarian's vision for the practice. This partnership was a key factor in the decision-making process, ensuring that the transition to the new location would be smooth and mutually beneficial.
The new property has proven to be the "purrfect" solution, allowing the veterinarian and her associate to work efficiently, expanding their ability to care for their feline patients and setting the stage for future growth of the practice.
Also, I made the mistake of saying "there's more than one way to skin a cat" once.
