I had an epiphany that completely changed my approach. My last few pitches didn’t go as planned. The setup was familiar. The lead was qualified, the deal made sense, and the chemistry was there. Yet, something was off. The deal should have been a win-win for both the property owner and us. However, it didn’t work out. It made me question my whole approach. After 20 years in business, with multiple ups and downs, suddenly my confidence was shaken. The realization came in the middle of the night, as often happens for me. Recently, I’ve been podcasting. Several guests talked about passive investing in real estate, and it dawned on me: my pitch was confusing all along. What I’m offering is for property owners to convert their active investment in real estate into a passive one, with us managing the development. Most people who invest in real estate are not looking to sell and move their money elsewhere. They want to stay invested in real estate, especially when their undeveloped land or teardown home has reached the end of its useful life and it’s time to convert it into the highest and best use—development. Though we've never worked with outside passive investors, every partnership we've had essentially involved converting an active investment into a passive one.
