How We've Updated Our Commercial Property Marketing for July 2024! 1. Signage Refresh: We've taken down old tenant signs to keep our properties looking fresh. 2. New Vinyls: We've installed eye-catching vinyls on all windows with our contact info and where to get more details. 3. Dedicated Website: We've created a simple yet effective websites for each vacant or soon to be vacant buildings featuring floor plans so potential tenants know exactly what they’re getting. 4. Targeted Facebook Ads: For niche markets we’re averaging leads of £11 each. After just 9 leads, we secured a tenant for the entire building! For wider markets, we target the entire UK, with leads costing £0.80 each. It takes about 66 leads to find an interested party. We invest £35/week per building on ads. 5. Brand Consistency: We want our clients brands’ to stand out, so we encourage using a client's style to advertise buildings, it helps tenants to connect with the type of landlord they will be renting from! I love Commercial Real Estate marketing because there's SO much room for creativity and innovation! Here's an example... Let's take the "FOR LEASE" signs we see all around town. They're an effective way of capturing drive-by traffic for a property, right? Here are the Pros and Cons... PROS: ✅ Low cost (to build and place the sign) ✅ High traffic volume & visibility ✅ Good for driving brand awareness CONS: ❌ They don't "age" well (fading & warping can have neg. impact on brand) ❌ Limited space to convey messaging ❌ Untargeted Do I think they are still worth the effort? Yes - mainly because these signs are usually permitted by municipalities without much hassle and at zero cost ($) for placing them. But, is there another way to making these even more effective? Yes! In conjunction with the tangible signage, do this... 1️⃣ Eliminate 10-digit phone numbers - drivers won't remember them unless they're really easy (e.g. CRE-1234). 2️⃣ Digital fencing: create a digital fence that offers ads to drive-by traffic, but tailored to audience members based on their INTEREST in real estate or business expansion. 3️⃣ Remove the sign promptly once the property has leased or sold. This prevents prospects from spending their time pursuing unlisted properties (Customer Experience!)
