Keen-Summit Capital Partners & Summit Investment Management | Real Estate Brokerage & Auction, Investment Banking, Lease Restructuring, Distressed Debt Acquisition
I was honored to speak on the “Holy Cow Batman: Real Estate Panel” at the American Bankruptcy Institute Winter Leadership Conference. Our panel was moderated by Erin West (Godfrey & Kahn) and I presented alongside Ivan Gold (Allen Matkins) and Patricia Jefferson (Miles & Stockbridge P.C.). I wanted to share panel quotes from Patricia and Ivan commenting that commercial real estate economy may not be so “black and white” these days, Patricia: “For certain sectors of commercial real estate, valuations are challenging right now. Depending on the asset you have, historical CapRates may not be appropriate. Further, the legal argument you make for valuing assets at different points during a bankruptcy may have to change based on the market the asset is in, as they are behaving differently. The silver lining is that uncertainty around valuation also allows for strategic creativity.” Ivan: “Be careful in over generalizing how the commercial real estate is performing. The most sought-after Bed, Bath, and Beyond location was in northwest Arkansas. Hobby Lobby paid $2.1 million for a location they wanted for their bookstore concept, outbidding Michaels." Thank you Mark Bogdanowicz for taking the artful photo! Keen-Summit Capital Partners LLC #bankruptcy #commercialrealestate

Almost 24 years later and it’s: “all the same, only the names will change”. Or is it? The turnover rate on personnel in any industry remains an opportunity-challenge that has only increased in volume; continuity counts, however, maybe CEO Welch was correct in the 1/10 rule no matter what. As a learning laboratory Football remains “the sport of kings”. https://lnkd.in/ghaEePxa https://lnkd.in/gAqdZvuP
