Masterplanned Community in #Markham Would Replace Big Box Centre Beaver Creek winds its way past the intersection of Highway 7 and Woodbine Avenue in #Markham, heading southeast to soon join the Rouge River as it heads toward the Rouge National Urban Park lands. Here though, while the watercourse is presently surrounded by #commercial and #industrial properties, a pair of proposals to the east of the creek would see a significant amount of #residential space added to the mix in they are approved. The larger of the abutting proposals actually surrounds the smaller one. Currently a large #commercial site with big box stores, restaurants, and parking lots, Woodside #Markham is proposed to gradually be reborn as a mixed-use, masterplanned community. First submitted to #Markham in 2021, the #redevelopment plan has recently been revised and resubmitted to the City. Uncommonly for the Greater #Toronto Area, the latest plans for the #Markham Woodside Redevelopment foresee something less dense than initially proposed. The City of Surrey has released a corporate report introducing the rezoning of 70,000+ lots in Surrey. There are a lot of changes and credit needs to be given to City staff and planners who were able to make these changes on a short timeline. Once approved by council, key changes will be as follows: - 15 existing single-family zones are being deleted and replaced with 9 new zones (RA, R1, R2, R2-O, R3, R4, R5, R5-S, R6) - Depending on the zoning, lot size, and shape you can potentially build garden suites, coach homes, duplexes, or houseplexes. Is this choose your own adventure planning? LA City Planning approves huge 2-acre project at Hollywood & Vine from Onni Group of Companies. Potential for 2 options: 1) Residential: 33 stories, 429 units (36 affordable) with four levels of subterranean parking, 55,000 sqft grocery store, and 5,000 sqft retail. 2) Office: 463,521 sqft of office, 11,914 sqft of restaurant uses, and 8,988 sqft of uses in the bungalows. Both options would demolish 32,844 sqft of commercial and vacant residential uses while rehabilitating six bungalows. Does the office option even make sense in this high-vacancy commercial market?
