The U.S. Census Bureau released their county level population growth data last week for 2023. I keep a close eye on this data set each year as it is a critical indicator of migration, demographic shifts, and housing demand. A few key highlights from the recent release:
1. Sunbelt metros continue to dominate the growth rankings, as all of the top 10 counties are in Texas, Florida or Arizona.
2. Outmigration remains heaviest in large gateway markets, including New York, Chicago and LA, but the declines are slowing compared to recent years. San Francisco county actually posted a modest gain in population after a number of years of outmigration.
3. The fastest gains on a percentage basis are in suburban and rural counties of rapidly expanding markets like Dallas, Houston and Atlanta.
