Gold Coast's Northern Beaches: Going High-Rise to Solve Housing Crisis? The Gold Coast's northern corridor is experiencing a surge in development, with a wave of new tower proposals aiming to address housing needs and affordability concerns. One such project is an 11-storey apartment building planned for Pimpama by Escape Homes and Developments. This development offers a mix of one, two and three-bedroom apartments, including dedicated NDIS units, aiming to provide more housing options at varying price points. This project, designed by Miso Collective, highlights the wider trend of high-density development in the corridor. Other proposals include: ✳️A four-tower scheme at Coomera by Brisbane-based Cadmium Developments, featuring residential apartments, retail spaces, and leisure facilities. ✳️A major expansion of Dreamworld, including hotels, high-rise buildings and entertainment facilities. ✳️A $333 million, 600-room hotel development by Village Roadshow at Movie World. As the first development to be approved under the Greater London Authority’s co-living policy, Enclave: Croydon is at the forefront of 21st century living. Following its experience as the developer of this exemplar co-living scheme, Tide’s planning team supported a consortium of industry stakeholders that helped to reshape the GLA’s guidance for future shared living developments in the capital. Helen McManus, Head of Planning at Tide commented: “We are pleased to see that the GLA’s Guidance has incorporated many of the comments made by a consortium who have first-hand experience designing, delivering and operating co-living developments. The new guidance provides greater flexibility, enabling operators to adapt and change the offering of these co-living developments. This allows such developments to evolve over time as the product becomes more established, thus ensuring an enduring sense of community for occupiers.” Last summer, Tide and Vision completed the 937-home development in Croydon, South London, which comprises two tall buildings of 50 and 35 storeys, including 817 co-living homes and 120 affordable homes. Parramatta Road has been on a slippery slope for 50 years or more as a retail trading destination. To address this, a new approach is needed to make potentially Australia's largest urban renewal project a reality. The key is to avoid piecemeal infill projects squabbling among various councils. Instead, we need to create a 300m wide rezoning corridor on both sides of Parramatta Road and set up a separate Urban Authority to manage the redevelopment process away from Local Council. To create investment confidence, we need swift planning approvals (no more than 8 weeks if development is compliant) under predetermined planning guidelines. Sydney's planning delays create unnecessary costs and do not reflect the crisis the city is facing with its worst shortfall in affordable and social dwellings in history. This urban redevelopment will require easy access to a new light railway network within each of those tram stops, a 400m walking distance radius of residential grade mid-rise apartments or townhouses, and a series of walkable urban villages clustered near these potential tram stops spread along the length of Parramatta Road. It's important to consider historical overlays, but the situation's urgency must be addressed. If Sydney's affordable rental accommodation crisis continues unabated, the State will become uncompetitive in attracting talent, let alone arrest the slide of tradies' mass exodus from Sydney last year. Stephen Harper, handed over Downsview Park and adjoining lands to Canada Lands Company who disfigured the park along Keele street building ugly condominiums/commercial spaces, then, a huge acreage inside to more numerous bird-cage condominium buildings, also, they squared off a huge portion for temporary entertainment stages, preventing us Downsview Community and other Park Visitors accessing the mound and parking, when there is any event taking place. No consideration was taken that the big splash that Canada Lands Company makes about encouraging bio-diversity in the remaining parkland, with a mini-forest, growing wild grasses instead of flowers, is all a hoax when the corporation is only interested in slowly (bit by bit) sucking up all of these grounds to their only interest - daily revenue to their bottom, line. Don't know if Harper gets a portion of that profit. But it seems Canada Lands Company has enamoured Doug Ford, Olivia Chow and City Councillor Pasternak, who are all so happy to appear in photo ops of this corporation, when they announce more and more of the land being built for their own ends. The hoax is the temporary entertainment clearing allows for ear splitting reverberations throughout the parklands when any event is taking place (because so far all these events have used big band speaker music that a building nearby echos the sound, making us visitors feel there is an earthquake happening). Imagine if we humans cannot bear the sounds vibrating the ground, what do you think the small animals in the forest are feeling? They will soon disappear if these concerts will be an ongoing disturbance. What biodiversity is that? (The neighbouring apartment units on the surrounding streets also vibrate with these sounds and way beyond bedtimes.) Now why is the Premier, the Mayor and the City Councillor then, not thinking of these issues. Why are these officials so "unaware"? Unaware, or, just don't care? Take a look at this: if they build this up, they need space for ticket-holders, so will the mound (like they do now when there is an event) too become part of the entertainment centre and here we go again - yet another big portion of the park is sucked up for revenue by Canada Lands Company. When/where is it going to end? Canada Lands Company operates all these land grabbing through a sub company that was not even administered as a Crown Corporation by going through the normal channels of passing through Parliament. Even though all these shenanigans were done through Stephen Harper and the Conservatives, Justin Trudeau and the Liberals who could have reversed some of this, and/or forced Canada Lands Company, a Crown Corporation to honour the rules, did nothing.
