In 2023, we invested in 2150 Keith Drive, a groundbreaking 10-storey hybrid mass timber office building in Vancouver’s False Creek Flats. Its innovative honeycomb-shaped exterior eliminates the need for an interior concrete core, offering design flexibility while reducing environmental impact. For example, the T3 RiNo building in Denver was completed faster than its conventional counterparts and uses significantly less carbon. From the Mjøstårnet in Norway to the Oakwood Timber Tower in London, wooden skyscrapers are popping up worldwide. But are they just a passing fad or the future of construction?   We've put some pros and cons together to help you decide... Pros: ✅ SUSTAINABILITY SUPERSTAR: Wood is a renewable resource, storing carbon and reducing CO2 emissions compared to steel and concrete. ♻️ ✅ LIGHTWEIGHT CHAMPION:: Wood's lighter weight reduces foundation requirements and lowers building costs.💷 ✅ SEISMIC SAVIOUR: Wood's flexibility can offer advantages in earthquake-prone zones. ✅ INSULATION ACE: Wood naturally insulates, potentially reducing energy consumption. ❄️ Cons: ❌ FIRE FEARS: Fire safety regulations pose challenges, requiring innovative solutions. ❌ HEIGHT HURDLES: Current wooden structures haven't surpassed a certain height, raising questions about feasibility for future giants. ❌ MOISTURE MATTERS: Careful design and maintenance are crucial to prevent moisture damage. ️️ The Verdict? ⚖️ For us, the jury's still out on whether wood will dominate future skylines but with ongoing research and technological advancements, wooden skyscrapers offer a promising path towards more sustainable and innovative urban landscapes. What would compel a tenant to occupy a given building? Sustainability and aesthetics are certainly part of the calculus. Mass timber (also known as cross-laminated timber "CLT”) is an easy way to "feed two birds with one scone" as we like to say here at Brightworks. ♻️ Repurposing timber from an ice rink ⛸️ into housing 🏘️ So pleased to report on the site progress from Kvarteret Återbruket in Gothenburg. This unique project puts circularity at the very heart of design, maximising the use of reclaimed materials. One exemplar of this strategy is the transformation of timber glulam arches from the local Isdala Ice Rink into external columns supporting balconies! AKT II's Copenhagen Studio are proud to have collaborated with architects Lendager on the design of the project, identifying and ensuring the feasibility of the key reuse targets and strategies.
