On Friday November 8, 2024, I had the privilege of moderating the MOSHE panel on Construction Projects: Best Practices and Lessons Learned. I want to extend my gratitude to the panelists Katlyn Howard, Christopher Viviano, Phillip Lee, and Erica McAllister and to MU Healthcare for hosting this outstanding event. The discussions were insightful and provided several key takeaways: "90-Day Live-In Directive" Katlyn Howard from MU Healthcare introduced the concept of a "90-Day Live-In Directive." This approach encourages users to fully utilize their new spaces for 90 days before submitting change requests. While significant flaws or issues are addressed promptly, the directive minimizes premature changes driven by users' initial discomfort or desire to replicate previous workflows. Over time, users typically adapt to the new environment, reducing unnecessary modifications and controlling post-project costs. Identifying Shutdown Areas in Design Documents: During the Q&A, the importance of clearly identifying shutdown areas and systems in design documents for renovation projects was emphasized. This practice ensures that healthcare facilities teams and contractors are adequately informed about critical system shutdowns and notification requirements. Developing a roadmap or matrix for these shutdowns can streamline coordination and reduce risks during construction. Consistent Communication and Team Continuity: A recurring theme throughout the session was the necessity of clear communication and team continuity. Retaining the same key personnel from all teams across the project's lifecycle helps prevent breakdowns in communication and knowledge transfer. Frequent changes in points of contact often lead to miscommunication, rework, and project delays. Realistic Budgets and Schedules: The panel highlighted the need for organizational leadership to set realistic budgets and schedules. While aggressive timelines may seem advantageous initially, they can result in team fatigue and compromises in project quality. Similarly, setting an inadequate budget from the outset often leads to challenges in delivering critical project features, ultimately hindering the project’s success.
