What is wrench time? It's the actual time technicians spend directly working on tasks like repairing equipment, a key measure of productivity in maintenance operations. Wrench time excludes various activities such as preparing tools, traveling, waiting for resources, paperwork, and attending meetings. Improving wrench time is crucial for efficiency, with some industries having as low as 20-30% productive time. Organizations aiming to boost productivity focus on optimizing factors that reduce wrench time, leading to increased efficiency and decreased downtime. Achieving 50% to 60% wrench time signifies strong performance in maintenance operations. #MaintenanceManagement #Productivity #Efficiency #MaintenanceOperations

Machine Maintenance: As a technical personnel, you are expected to dot all I's and cross all T's to make the Equipment available... You must be proactive rather than reactive. Preventive maintenance planning should be thorough, but not complex; such that it produces a smart result... Prior to Planning, a good LLF activity ( Look Listen and Feel) should be carried out to ascertain grey arrears in the Equipment(s)... By this approach, breakdown of the Equipment will be drastically reduced. Maintenance cost will as well be minimised and ROI ( return on investment) will be positive. #maintenanceTips #smartEngineers #PreventiveMaintenance #proactiveness

Tip #5: The Industry Killer, "I will leave it for my next visit." This phrase is a common pitfall for many lift technicians. We often postpone minor tasks, but these small issues can lead to serious consequences for our equipment and our safety. For Example: How many times have you opened trap doors on escalators or travolators only to find that the hand control units are faulty? In such cases, we can replace the contact blocks behind the buttons and ensure low resistance across the entire button circuit. This quick 25-minute task can fix up the hand control units 80% of the time. In some cases we will have to replace the physical buttons aswell, clearly seen by below picture. Consequences of Postponement: * Major maintenance activities can be overlooked. * Technicians may take unnecessary risks by "pulsing" the unit in unintended directions, potentially leading to equipment failure or serious injury. * Maintenance records may be inaccurately marked as complete, even when certain tasks were impossible to perform without functioning hand control units. This example highlights how a seemingly minor oversight can significantly affect our preventative maintenance strategy. Take the extra couple of minutes and fix up the little things! Let us not forget who we serve. Our clients expect the highest standards, and our families expect us to return home safely each night. Elevate your standards. Escalate your accountability.

Are you trapped in reactive maintenance? Your company maintenance work is purely reactive and does not pursue any strategy if: 1. Required spare parts are not in stock and nobody knows 2. You will be interviewed every morning at the production meeting after the last shift and the last unplanned machine outages 3. Reduces the useful life of the machines and increases downtime 4. Employees performing maintenance are poorly trained and maintenance is poorly prepared, with high turnover in the maintenance department 5. The maintenance eliminates disturbances but avoids disturbances permanently 6. I he dally, weekly, monthly and all other maintenance and inspections are not carried out regularly 7. The production makes their problems to problems of maintenance #mechanical #enginnering #Maintenance
