Why Your House Will Shine in Today’s Market 🌟🏡 With more buyers than homes available, your house has a great opportunity to stand out in today’s market. Wondering why? Here are some key reasons driving demand: 1️⃣ Underproduction of Homes: The market hasn’t kept pace with the number of families needing homes. 2️⃣ Rising Costs: Increased building costs and supply chain issues have limited new construction. 3️⃣ Regional Imbalances: Popular areas face higher demand than builders can keep up with. The result? An estimated 3.3 million home shortage across the U.S., with experts projecting the need for 18 million more homes over the next decade to meet future demand. Thinking of selling? Now is the perfect time to leverage the tight market conditions. Work with a real estate agent who knows the local landscape to maximize your advantage. ⬇️⬇️⬇️ https://lnkd.in/gn49nih7

Planning a move can be exciting, and considering a newly built home might just be the fresh start you're looking for. Here's why: 1️⃣ More Options: Today's housing market offers a significant increase in newly built homes compared to previous years, giving you more options to explore. With over 33% of the current inventory being new builds, you'll have a broader range of homes to consider, offering flexibility in your search. 2️⃣ Affordability: Contrary to popular belief, newly built homes may be more affordable than you think. Builders are focusing on constructing smaller, more budget-friendly homes to meet the demand. As a result, the price gap between new builds and existing homes is narrowing, making new construction a viable option for many buyers. Partnering with a knowledgeable real estate agent is key to navigating the nuances of buying a newly built home. They can guide you through the process, including understanding builder contracts and exploring different towns to broaden your search. #RealEstate #REMAXProfessionalsSelect #Illinois #REMAX #NewHome #HomeBuying

🏡💭 Why an Agent Is Essential When Buying a Newly Built Home For some buyers, there’s a misconception that newly built homes aren’t made to last or fall short of the quality you can find in older homes. Unfortunately, this is turning some buyers away from what may be one of their best options in today’s housing market. As Builder Online says: “As resale inventory remains limited and the price spread between new and resale homes narrows, new homes are increasingly an attractive value proposition for buyers, with incentives such as rate buydowns a way to help address ongoing affordability challenges.” So, is there any merit to the myth? Let’s break down the best way to make sure you feel good about looking into new home construction. That way, you’re not missing out on such a great option today. https://lnkd.in/gumxiKMq

The Canadian Home Builders’ Association (CHBA) released its Housing Marketing Index (HMI) for Q2 2024 today, revealing a "broadly negative" home builder sentiment. Nationally, builder sentiment was negative for the eighth consecutive quarter, even lower than in Q1 2024. Builder confidence is gleaned from CHBA’s HMI for single-family and multi-family builders, which "assesses current selling conditions, expectations for selling conditions over the next six months, and the level of sales office traffic," essentially indicating how many homes we can expect to be built in the coming months, and beyond.

You may have heard that there are more brand-new homes available right now than the norm. Today, about one in three homes on the market are newly built. And if you’re wondering what that means for the housing market and for your own move, here’s what you need to know. Why This Isn’t Like 2008 People remember what happened to the housing market back in 2008. And one of the factors that contributed to that crash was that there were too many homes for sale. While only part of the oversupply back then came from builders, the lasting impact is that some people still feel uneasy when they hear new home construction has ramped up. Even though the supply of new homes has grown this year, the data shows there’s no need to worry. Builders aren’t overbuilding, they’re just catching up. New Home Construction May Be at Its Peak for the Year Builders remember what happened when they overbuilt in the crash, and they’re looking to avoid a repeat of that. So, they’re being mindful and pulling back a bit. You May Have More Options Now Versus Later So, if you’re ready and able to buy now, you may find you’ll have more newly built options to choose from now versus later on. This may be enough reason to kick off your search. Just be sure to work with a local real estate agent you know and trust throughout the process. While it’s true new home construction is a bigger segment of the market than the norm, that’s not a bad thing. Builders aren’t overbuilding, and they’re responding to market signals to avoid repeating the mistakes that were made in 2008.
