What is the absolute best, #1 way to get a deal in this market? Go direct to Seller! In the case of the deal we just purchased, a member of my team cold-called the Sellers and, coincidentally, their tenant had just left. Timing was perfect! 😀 Since I was talking directly to the owners we were able to negotiate a plan that allowed me to lease with an option to buy. During the time of the lease we were able to complete our planning and permitting. This meant our carrying costs were very low. Now, we have executed the sale and the race is on! One thing I forgot to mention, we rehabbed and rented the house and were able to have positive cash flow. However, going forward, we are going to be renting them as vacation rentals for greater cash flow!

Love this. Direct to seller creates unique ways that everyone wins. Two other strategies I've been using to get in a position to "get ahead" is through using the energy I would usually spend on acquisitions to (1) create Standard Operating Procedures (SOPs) and (2) investigate ways automation, AI, and other new tech can do work for our business more efficiently. For example, we are investigating using AI-supported bots to contact realtors about expired listings.
