Spring is Here and Home Buyers are already out shopping for homes. I had 200 groups through 2 days of Open Houses for a listing in Orange, CA. If you plan on selling in the next 2 years, these next 6 months will be the best time to cash out on the equity you have built. Things to do: 1. Declutter 2. Take care of the deferred maintenance 3. Speak with a realtor now so they can give you advice on the best return on investment for the repairs you plan to make. Knowing how to List your home and the best repairs to make is my specialty. As someone who has renovated over 75 homes in Orange County, I know what buyers are looking for and how to save you money getting the house ready for the market!

A new buying season is right around the corner and you want to prepare for this so that you can sell to home buyers. To capture the attention of these potential home buyers, consider these pro tips. Number one, a fresh coat of paint. Fresh coat of paint has 159% return on your investment or ROI. Number two, if you have hardwood floors, refinish them. That's going to give you a 348% ROI. Who doesn't like nice looking floors? Number three, did you know that replacing your carpet has a 280% return on your investment? Number four, boost your curb appeal. Get your house pressure washed if it's needed and that'll have 140% return on your investment. Number five, add some landscaping or refresh your landscaping and that'll give you another 251% return on your investment. Number six, declutter and depersonalize. None of us want to actually take our pictures down or just take stuff out that we like, but at the same time, if you're overcloated, over -personalized, people have trouble envisioning themselves in the space. So go ahead and declutter and depersonalize some. Number seven, listen to feedback. As potential buyers are coming through the house, if they are saying the same thing over and over, address it. Don't get your pride in the way. By following these steps and working with a skilled realtor, you can increase your chances of selling your house even in a slowed market. These aren't just my opinions. These are steady from Kerbio and these are to benefit you. #homebuyingtips #realestatepro #mortgagelife #loandreams #sellinghomes #buyingseason #loanofficersuccess #homebuyerjourney #mortgagesmadeeasy #prosellingtips #betterlendingteam #morgageloanofficer #morgages #howtosellyourhome #tipsandtricks

The benefits of home staging are backed by strong statistics. Staged homes tend to sell faster and for higher prices compared to non-staged homes. According to the National Association of Realtors, staged homes sell 88% faster and for 20% more than non-staged ones. This is because staging helps potential buyers visualize the property as their future home and highlights its potential.

Helping growing families upsize lifestyles to amazing futures using our Quantum Signature Selling System.
Joe and Melissa were confused about which choice to make. They were ready to list their house. After some recent heavy rains, their basement showed signs of water penetration. This had never happened in their 30 years of home ownership. Confused, they turned to Damarys and I. In the middle of these discussions, more heavy rain had fallen. No more moisture. Now what do they do? We suggested they get 2 estimates of having their basement waterproofed. Then, we recommended they offer a credit for the amount of one of the estimates, should a home inspection red flag the basement. It was not part of any offer they received. It was a portion of our strategy in the event the basement showed any more moisture. The outcome? Their basement passed inspection just fine. Joe and Melissa could proceed with the sale of their home confident they did the right thing. Interested in reading more examples of pain-solving solutions?
