Why rip it up, tear it down, or blow it up if you can do something special? Some prefer classic/historic, others modern/new technology. I like both. So when you can blend the two together, I am all in. Whether it be a business, real estate, or a car, don't tear it down if you have history and a great structure, do something special. For those who know downtown Long Beach, you know the Breakers. Once a glorious hotel for the rich and famous “crown jewel of the Long Beach skyline” it's next lives included being a run down retirement home 2x, a failed hotel, and with the ignominious title of “the West Coast’s largest pigeon roost.” The iconic restaurant at the top of the building, the Sky Room hosted in its hey day Clark Gable, Elizabeth Taylor, Marilyn Monroe, and during WWII was a defense outpost, where when the GI's were off duty, they went straight to the bar. Even when the place became something else, there was an elevator that went straight up to the Sky Room, a great place we frequented in the 90's (I actually closed more than one deal there as well). So super cool to see it open back up, now as a Fairmont Hotels & Resorts property. 👉 Great to see this property restored and renovated. It still has its history, and now with a modern feel and all the conveniences one would want. 👉👉 Which is why I love old cars brought current, restomods. 👉👉👉 And for businesses, old proven businesses are worth restructuring when possible. Build off its history and what it can do right, infuse technology and efficiency to bring it up to speed, use it as a platform to acquire other businesses as well. Miami Real Estate Partner Steven J Wernick, Esq. AICP was featured in Brian Bandell's South Florida Business Journal article, "Wynwood Walls Creator, Developer Partner on Hotel, Condo Building." The article discusses the anticipated mixed-use project by Whale & Star Wynwood LLC in Miami's Wynwood Arts District, including 214-unit hotel, 87-unit condominium, and 11,000+ square feet of retail/restaurant space. Wernick, who represents the developer in the application, said the hotel component would be branded and operated by Cloud One Hotels. There's been an explosion of apartment, office and retail development in Wynwood in recent years. While it's a popular tourist destination, not many hotels have been completed. "With the amount of foot traffic and the millions of people coming through Wynwood every year, there is clearly more demand for hotels," Wernick said.
