I've been watching prop-tech and centralization take hold in the multifamily conversation, but I feel like there's a problem that still isn't being addressed: labor. 🚀 I've talked with hundreds of properties across the country, and unanimously properties are struggling to find and retain maintenance staff. What's interesting to me is that prop-tech and centralization seem to be being positioned as the solution but from what we're seeing, the efficiencies properties will gain won't outpace the shortage of bodies required to complete the work. Compound that with centralization now adding drive time to the maintenance staff who's already struggling to keep up with the workload, and I think we're about to see properties spending a lot of money to more efficiently fail operationally.
