In 2023 the Jakarta Office Leasing Market achieved positive absorption for the first time since 2020 and the absence of new office supply in the CBD until 2027 has brought us to forecast the stabilization of vacancy rates at 30%. Supply of Office Market in CBD of Jakarta Q2-2024: The absence of new supply continued during Q2 2024 due to developers’ prolonged caution in introducing new projects. As a result, Jakarta CBD cumulative stock remained unchanged, standing at 7.45 million sqm. No new project is expected to enter the market in the near term. Location-wise, it’s worth noting that almost 50% of CBD total stock is situated along the MRT line, with Sudirman and SCBD accounting for almost 40%. On the other hand, only 16% of office space in the CBD is served by the LRT, predominantly situated in the Rasuna Said corridor.
