How do we manage out of state mobile home parks? There is ONE main key to success. The answer? 𝘼 𝙃𝙚𝙧𝙤 𝙛𝙤𝙧 𝙖𝙣 𝙤𝙣𝙨𝙞𝙩𝙚 𝙢𝙖𝙣𝙖𝙜𝙚𝙧. Most investors can’t imagine buying properties more than a short drive from home. I was the same way. My first 3 parks were just a 10-minute bike ride from my house. Did I ever visit them? Of course... …but not because I had to. There was nothing for me to fix. If the sewer line clogged, was I going to handle that? Nope. I’d call Roto-Rooter. (Or my manager would.) In 5 years of owning properties in my hometown, I never once 𝙣𝙚𝙚𝙙𝙚𝙙 to be on-site. The secret: Hire a great onsite manager. How do you do that? The first step is to automate your collections. (See my post from yesterday) Collections is the hardest and least fun part of the onsite manager job. Take that away and you have an easy job that lots of people want to do. Instead of the bill collector nobody wants to talk to, they get to be the problem solver. The Hero. Then interview tenants with maintained homes, nice yards, & clean cars. These are the residents who really care. These are the residents who would love it if the rest of the community were looking as good as their yard. That's who you want for your manager. “Please attend and repair the bedroom door. The bedroom door has a hole in it” In a recent conversation with a national tier one community housing provider, they received a maintenance request call from one of their 9,000+ tenants. Apparently, the door had a hole in it that needed tending, so the customer service officer forwarded those instructions, a work order was created, and a technician was dispatched. As you can see, the technician arrived misinformed about the extent of the damage, resulting in an additional trip and a job that doubled in time and cost. 95% of their inbound calls are property maintenance requests. Gaining quick, accurate information on asset maintenance can save thousands of dollars and create a much more transparent, quality experience, and there is an easy step to achieve that. #assetmaintenance #donnabrook #techsee

Real Estate Professional Status may not be worth your time! Think about it this way: If you have a high-paying W-2 job that isn’t a real property trade or business ( develops or redevelops it, constructs or reconstructs it, acquires it, converts it, rents or leases it, operates or manages it, or brokers it) you may have a hard time qualifying. You’d need to work more in a real property trade or business than the buisness that makes you your big money. You’d need to work at least 750 hours. I heard a guy yesterday saying he claimed REPS while working 1300 hours in his non-real-property-business. He had to work in a real property trade for at least 1301 hours. I’ve worked 2700 hours in a year as an HVAC service technician, and it sucked. It’s a stretch to limit your hours working on what makes you money to find a way to maximize your losses. It may just be easier to be a passive real estate investor and find another strategy for your active income issue.
