The City is encouraging office-to-residential conversion projects, and roof top amenities! - City planning is currently polishing up the 'Adaptive Reuse Ordinance" (ARO) for their upcoming planning commission meeting in March 2024, per LA City Planning. They have a draft ordinance posted online that is worth a look at, specifically for the incentives, such as roof top amenities. - One of my favorite items on the DRAFT (ARO) Ordinance is the proposed provision that rooftop amenities can project above the height limit by 16'-0" or 1 story. For those projects that are slammed up against the height limit, this is an incentive to: - Increase existing buildings by 16'-0" above the height limit - Provide a building amenity on the roof - Create Viewing decks for this beautiful city - Increase building value by providing valuable amenity

Yesterday I was talking about how we need to legalize and encourage 3 and 4 story apartment/condo buildings throughout LA, especially right off of our major corridors. (The same goes for many other cities as well, of course.) Picture this; you’ve been living in your dream home for a few months, when all of a sudden you notice the big block across the road getting demolished 🏗️ 🏠 You soon realize that a permit has been approved for a high rise apartment building - right in front of your new home! Following a couple of years worth of loud and inconvenient construction in your once ‘quiet’ leafy street, your house is now overshadowed by the looming building, and, with several dozen new tenants in the street.... 👉 There’s absolutely no where to park your car anymore, 👉 The kids can’t play out in the street anymore because of the increase in traffic, and 👉 The value of your house might have even been affected. Today’s tip is this; before you buy your forever home, do a bit of research into the upcoming plans for development and infrastructure in the local area, just in case!

🎙 Let's talk about mid-rise apartments (3-6 storeys). They can be a good way to increase housing in established areas, if they are designed to respond to the existing scale and character of their context. 🏘 This excellent example does just that. The Union on Terry St Rozelle, on Terry St Rozelle by Turner, SJB and Aspect, is a masterplanned site where 6 storey buildings transition to 4 storeys at the interface with surrounding development. The fourth storey is further set within the roof form so it presents as a 3 storey building, which helps the development match the scale of Terry St and sit comfortably within its context. At the same time, the detailed apartment design creates opportunities for residents to overlook the street, creating a sense of safety and encouraging interactions with neighbours. Consolidated driveway access increases space for tree planting and landscaping which, over time, will create shade for passers-by and provide screening and privacy for residents. 🌳 🎤 What do you think?
