Hoboken Approves Re-Zoning That Could Create New Performing Arts Center By Chris Fry A plan that hopes to bring a new theater space to a block of Downtown Hoboken has crossed the finish line as final approval was granted to a rezoning effort that has been in the works for several years. While currently home to a one-story retail property and a surface parking lot, the property once housed the historic Fabian Theatre. That venue, which spanned 3,000 seats, was built circa 1928 and eventually demolished in 1967. As part of an effort to remedy that crime against urban planning, Hoboken’s new hopes for the property puts a new performing arts venue at the center. While no specific developer has been designated for the potential project, the rezoning allows for theater uses on the ground floor in exchange for greater height allowances. Divided into two sections, the approved zoning plan allows a maximum height of 60 feet within Section A and 100 feet in Section B. Incentives within the Fabian Arts District Redevelopment Plan allow those heights to rise to 70 feet and 180 feet respectively, with ten foot step backs required on the fifth floor for both sections. The properties that received the rezoning are currently owned by an LLC registered out of an office building in New City, New York. Denver Arts & Venues and City of Denver showed me incredible hospitality a few years back with some tickets to a show (The National!) and a sweet ride/tour in a Tie Dye bus to and from a great restaurant / bar (Illegal Petes - more on that!) so when they post various reports I give it a read and send a little love to their team. They all do amazing work. Red Rocks is an iconic venue, bucket list for most, 10,000 people in a sprawling venue carved into the top of a mountain. Their ushers resembled crossfit superstars. Denver Arts & Venues released an economic impact report on its most famous venue and no shock the economic output is unreal ($717 Million across multiple sectors) what is interesting though is where the venue reinvests in inititatives that reflect its community and into the community. That restaurant I mentioned in the first sentence - has a 'starving artist program' any band or musician rolling through town - for a simple instagram follow+photos they'll give your van & trailer a safe spot to park and feed you for the night. Red Rocks itself reinvests into itself in creative ways as well. A venue that regularly sells out jam bands, Americana artists and others that may not sell well in other markets reinvests in ways that reflect its audience & community. One quick example is in their own sorting and recycling depot. They spent $5.3 Million into their own facility to divert 85% of garbage from landfills and upcycle various products. The new Co-Op Live arena in Manchester… I know it had its teething problems (understatement of the year?) but now that it’s up and running it’s really impressive from a Facilities perspective. And with ambitions to be the most sustainable arena in Europe, you can see how this could become the blueprint for future venues. How wide are the concourses in the arena ? How big are the jumbotrons or scoreboards ? How much of the teams' history of memorabilia is shown in an arena ? How many luxury suites does a venue have ? Do venues have standing room only sections ? Well Fargo Arena, Hard Rock Stadium, and State Farm Arena were all listed in the top 10 of this study, all went through renovations in the last 10 years to make it better for fans, and to be more competitive to host future events..Hard Rock Stadium in South Florida went through renovations in the mid 2000s and hosted the College Football Playoff championship in Jan. 2021 and the Super Bowl in February 2020..Wells Fargo Arena in Philadelphia went through renovations.. 🏟 🏢 📉 📈 🆚 🏙 📺 🛋 💺 🎟 🎫 🏗 #facilitymanagement #eventmanagement #sportbusiness #marketing #hospitality

Scala, Worcester’s new arts centre, has been hailed as an important new venue for the city by the Leader of Worcester City Council, who said it would be “a centre for creativity where everyone feels welcome”. Councillor Lynn Denham made her comments after the Council’s Policy and Resources Committee approved the business plan that sets out how the Angel Street venue will be run. A Creative Consortium of some of Worcester’s leading arts, cultural and creative organisations helped the City Council develop the business plan. Cllr Lynn Denham, said: “Scala will be a place that will bring something new to Worcester, not compete with the entertainment offer that we already have in our city. “It will widen the accessibility of arts and culture for everyone, increasing skills and providing employment opportunities, and also enhance people’s mental and physical health, sense of wellbeing and community cohesion. “I am very proud that we have taken a collaborative approach in developing this draft business plan. We held an open consultation with the public last year, we engaged with local arts and creative organisations, and we talked to other arts centres around the country to learn from their expertise. “This has helped us reach the point where we can establish Scala as an important new venue for Worcester. The previous Government awarded us money to purchase and convert the building, but provided no support for its running costs. Thanks to our collaborative approach, we now have a business plan that can bring these historic buildings back to live as a centre for creativity where everyone feels welcome.” Scala will be established in the former Scala cinema and Corn Exchange buildings in Angel Street, using part of the £17.9m that Worcester City Council secured from the previous Government. The business plan sets out how a charitable incorporated organisation (CIO) will be established to run the new arts centre. The business plan was jointly drawn up by Worcester City Council with the Creative Consortium, consisting of Dancefest, Severn Arts, C&T, The Kiln, Mobilise Arts and Vestan. Their skills embrace a wide range of art forms and creative practices, alongside extensive knowledge of Worcester. Most are expected to be closely associated with Scala when it opens. The business plan sets out how Scala will host live events alongside independent film, visual arts, and a wide range of participation-based creative activities, as well as a programme of educational outreach and talent development. These will be supported by two commercial activities, serving food and drink, and hires. The business plan can be read at scalaworcester.co.uk, where you can also sign up for updates. Planning permission for the conversion work to the former Scala cinema and Corn Exchange buildings was approved in March this year. The City Council is currently in the process of appointing a contractor to carry out the work, with a decision expected to be made in September.
