TRADIES SHORTAGE The attached article references South Australia, but frankly, I'd be surprised if this wasn't happening in every east coast state. The reality is, construction unions are going from strength to strength, which is why quality tradies are getting jobs with companies where the sites are controlled by unions so they can secure a maximum regular wage. This has a knock on effect: * Shortage of quality tradies. * Unlicensed tradies securing jobs beyond their skill set while charging premium rates. * Construction unions are growing in strength, which makes it difficult for developers to budget, particularly in South East Queensland. Premium developers are being discerning about which sites they take on and they've chosen to do fewer developments at a time when we have a growing accomodation crisis. This will further push up property prices (supply and demand). * Mums and dads who'd like to buy and renovate are being constricted by a shortage of tradies, poor quality work plus increasing labor costs.

Yes, it is going to pose challenges and yes the younger workforce is different but one thing that is seldom talked about is the huge opportunity this opens up for those who want to work hard, learn and build. The UK does not have enough construction workers to build the 1.5 million homes the government has promised, industry leaders have warned. https://lnkd.in/eSztSFBr Labour hopes building more homes will reduce house prices and make buying and renting homes more affordable, especially for younger people. Its target means building an average of 300,000 new homes a year - in recent years the number has been about 220,000. The current workforce is estimated to be 2.67 million, according to the Construction Industry Training Board (CITB). But for every 10,000 new homes to be built, the sector needs about 30,000 new recruits across 12 trades, according to the HBF, the trade body for the house building industry in England and Wales. Based on the government's plans, the estimated number of new workers required for some common trades, for example, would be: 20,000 bricklayers 2,400 plumbers 8,000 carpenters 3,200 plasterers 20,000 groundworkers 1,200 tilers 2,400 electricians 2,400 roofers 480 engineers The HBF said while the industry had "the capacity to deliver current build levels, tens of thousands of new people will need to be recruited if we are to reach the targets set out". When asked if there were enough workers currently to build the extra homes, David Thomas, chief executive of Barratt Redrow, said: "The short answer is no." He told the BBC the government would have to "revolutionise the market, revolutionise planning, revolutionise methods of production" for their target to be met. "They're challenging targets, I think we have to recognise that this is a national crisis," Mr Thomas said.

Australia is openly advocating for increased migration for Builders and Tradies...which will impact the NZ construction market as the demand for new housing is set to increase next year. Its hard to find exact numbers, but I expect that many of the tens of thousands of people who have already left NZ over the past 12 months have been Builders (not to mention Nurses, Police, School teachers etc). When Australia ramps up its program to attract more skilled labour...NZ will be the loser.

Labour shortage seems to be highlighted as one of the major production bottlenecks for achieving demanded market volumes in construction. Simultaneously, major players in the market keep operating with their inefficient management practices. When worker is able to use only 20 % of his/hers time to value added work yes of course there will be labour shortage. Solution? Upskill workers for specified tasks and foremen for lean construction. Results --> 50 % decreased construction times, 20 % decreased costs and higher quality with half of the workforce. ...We've done this already in Finland. 😉

SE QLD is growing. Our population is growing, and we are the number one spot for inter state migration in the nation. Demand is high across most sectors. We have an acute housing shortage of all types, placing upwards pressure on prices and rents. The only thing restraining that growth right now is the lack of capacity with builders, which is underpinned by Labour shortages within the construction industry. Construction needs to be added to the skilled migration visa list to ease these pressures. Funnily enough, the now disgraced CFMEU have long pressured the federal government not to have construction included within a visa pathway. #constuction #architecture #development
