Industrial property acquisitions has been a core focus for our commercial team at Westbridge Funds Management for many years now, as we understood what the changing world of online retailing would mean for the demand for industrial property. As reported in Business News today, industrial rents continue to grow and we recently set a record price in Perth for a new industrial facility we are building in Welshpool, which is a great outcome for our investors. What a year it's been for Sentinel Property Group! After a stellar 2022, acquiring landmark shopping centres in Darwin and Mackay for almost $700 million, Sentinel has finished off 2023 by raising more than $50m to purchase office buildings in Melbourne. Sentinel swooped on the purchase of the two office buildings in Botanicca Corporate Park in Richmond for $80m from ASX-listed GARDA Property Group. This deal comes at a significant 39% discount on the property's book value at the end of 2022. In a market that has seen a 64% decrease in commercial deals last quarter, our successful $50.3M capital raise, oversubscribed by over $8M, speaks volumes. “I think it will be an absolutely sensational year next year,” said Sentinel CEO Warren Ebert. “The big buyers over the last few years have been the large international fund managers and listed Australian REITs. In Edinburgh’s ever-evolving property market, consolidation trends have been emerging thick and fast among the Letting Sector. We have seen some well-known larger and smaller independent agencies taken over by bigger UK operators who strategically pursue mergers and acquisitions to capitalise on opportunities in the buoyant residential lettings marketplace. While we fully understand that market pressures due to the volatile UK economy, The Pandemic and Cost of Living crisis and the constant pressures of legislation and political focus could prompt considerations to sell a business, we do find the rate of consolidation alarming. La Rosa Property Management Announces Intent to #Acquire Celebration Corporate Center LLC Along with its #Commercial Real Estate   Reaffirms target to generate $100 million of annualized revenue as a 2024 exit run rate   La Rosa Holdings Corp. (Nasdaq: LRHC), a holding company for five agent-centric, technology-integrated, cloud-based, multi-service real estate segments, today announced that it has entered into a non-binding Letter of Intent to acquire Celebration Corporate Center LLC. The Company expects to acquire this entity through its wholly-owned subsidiary, La Rosa Property Management LLC ("LRPM"). As a result of the acquisition, LRPM will become a direct owner of Celebration Corporate Center LLC and its commercial real estate located in Celebration, Florida. LRPM specializes in property management services for owners of single-family residential properties and manages a diverse portfolio of properties across Florida.
