Class War This is not a post about the UK General Election, but a much more important topic; Offices and Workplace. It is rare to see a new building marketed as anything but 'best in class' but the gulf in desirability and rents between those best in class spaces and everything else has perhaps never been wider. 'Secondary' buildings, 'second hand space', 'grade B offices' We all know the euphemisms for buildings that have reached the end of one life and need reinventing for their next one. The opportunity for designers, developers and contractors is to remake these buildings into something new, extraordinary, upwardly mobile and classy. Vision, technology, sensitivity and expertise are what we need to end this particular class war, and if you measure the gains in carbon, sustainability and social capital along the way there is nothing grade B about reinventing office space. With the #office market running out of the most desirable space and the construction pipeline drying up, #2025 could see a surge in renovations. Some notable Houston Office Market stats for Q3 2024: - The Houston office market experienced positive absorption of 114,190 s.f., with Katy Freeway West showing the most significant occupancy increase, primarily due to Fluor's relocation of Three Eldridge, occupying 308,200 s.f. - Q3 saw moderate leasing activity without any deals exceeding 100,000 s.f. The largest lease was Jackson Walker's 88,000 s.f. at 5 Houston Center, followed by Fayez Sarofim & Co's 60,800 s.f. at Texas Tower in the CBD. - Construction began on The RO's 143,000 s.f. office building in Greenway Plaza, with Vitol fully preleasing the space.
