Jersey City Approves High Rise at 829 Bergen Avenue A narrow lot in Journal Square that has been home to a vacant building for many years is slated to be revitalized into a new rental complex that will add even more residents to a growing Jersey City neighborhood. The parcel is a narrow lot spanning about 6,800 square feet next to the St. George and St. Shenouda Coptic Orthodox Church. The two-story brick building at the land dates to 1940 and was once home to the Samuel Reynolds Glass Co. despite remaining empty in recent times. Drawn up by Hoboken-based MVMK Architecture + Design, the approved plan calls for the complete demolition of the current structures to be replaced with an 11-story building that will rise 122 feet at the tallest point. The structure will be decidedly modern compared to its surroundings, sporting a tiered design that allows outdoor balcony spaces on select apartments. A total of 77 units will be built within the complex, breaking down as 30 studios, 27 one-bedrooms, 19 two-bedroom units, and a single three-bedroom space. Four of the apartments, or 5% of the total, will be set aside as affordable housing. A full planning application has been submitted to redevelop a prominent Hackney site with new homes and a commercial unit. The proposal is for 8 one-, two- and three-bed apartments together with a ground floor retail unit, cycle storage and secure amenity space exclusively for residents’ use. “The trio of existing buildings were originally built in the late 19th Century and are typical of the housing style at the time,” explains our associate, Antoine Reaud, who is leading the project. “Simple in form, they have been subject to a series of differing alterations, meaning they have little commonality with the streetscape. “Our proposal has focused on re-establishing continuity with the existing three-storey building line, expressing the retail unit frontage to provide a distinct ‘base’, and recessing the massing to minimise visual impact. “A material palette of brick, terracotta and aluminum provides noticeable differentiation while contemporary detailing responds to the adjacent building and adds visual interest to the façade. “We are hopeful for a positive outcome from this application so that these buildings can be repurposed to help meet housing need in the Borough,” adds Antoine. In the heart of the London borough of Greenwich, a decorative, latticed tower stands proud. It is skeletal, raw, and—in the words of the designer—’intentionally naked’. An homage to the scale, beauty, and simple ingenuity of timber construction, Studio Weave’s 33 is open to the elements and, indeed, the public, with the inner workings of the structure on show for all to see. The fact that the three-storey viewing pavilion is designed to resemble a typical Victorian terraced house is about more than just creating a relatable aesthetic. The tower showcases a building material that is becoming increasingly popular, particularly in the UK and Europe. It represents an industry shift in sentiment around timber use, one that is starting to encourage developers to, quite literally, think outside the box. London’s “Walkie Talkie” building, a 37-story glass tower with a price tag of $311 million. It is under scrutiny due to its blinding glare. The structure’s unique design reflects sunlight intensely, melting parked cars and even igniting a minor fire in a nearby shop. Workers in the vicinity are complaining about the discomfort caused by the brilliant light. Land Securities PLC and Canary Wharf PLC, the developers behind the project, are actively addressing the issue. They are exploring potential solutions, including applying a chemical to the building’s glass exterior to reduce the glare. They are committed to working closely with local businesses and authorities to find both short-term and long-term remedies. One Jaguar owner received compensation of nearly $1,555 after parts of their car were deformed by the concentrated sunlight. The owner, Martin Lindsay, expressed frustration, noting that the damage occurred within just a few hours of parking in the area. Local businesses also suffered due to the building’s glare. The intense sunlight melted paint, tiles, and even set a doormat on fire in some shops. Architect Rafael Vinoly designed the “Walkie Talkie” building, which is expected to be completed by 2014. There's something about a double-height extension that really brings a new lease of life to an urban home, especially when it's just one part of a project as well done as this one. A common feature of city-based renovation projects is re-integrating disparate rooms. In larger townhouses, they were often disconnected when these large homes were cut up into smaller flats for the growing middle classes of the early to mid-20th century. Unfortunately, a lot of the historic character was also lost at the same time. Unanimous Approval for 26 North Street in Bayonne! The Bayonne Planning Board has unanimously approved 26 North Street, a 14-story residential development designed by MHS Architecture in collaboration with The L Group and Cali Futures, LLC.
