As the BTR model gains traction, its profound impact on housing supply becomes evident, offering a crucial solution to Australia's housing shortage. M5, a 25-storey, mass timber rental housing tower, one of the tallest in the world, will be the first residential building constructed at Main Alley, a tech campus in the Mount Pleasant area of Vancouver. The structure will be built on an existing surface parking lot. It will be a net-zero lifecycle carbon tower. That means it’s being designed to minimize both operational and embodied carbon and will have the same impact on the environment as if it was never built. The project, proposed by Westbank Corp. and Henriquez Partners Architects, was given the green light recently by Vancouver City Council. It will be 260 feet tall and have 210 rental homes. Gregory Henriquez, managing principal of the architectural firm, says the tower will be “beautiful and poetic.” The panels of the exterior wall assembly will resemble the scales of a pine cone. The intention is to make the M5 mass timber tower a replicable prototype to help British Columbia achieve a significant reduction in lifecycle carbon emissions, while addressing the crisis of affordable housing. “It is an open-source prototype for mass timber,” says Henriquez. “Open-source means we are willing to share our drawings and ideas to the public at large. We are proposing this project is also a net-zero-carbon building. This is a hybrid mass timber project which is almost 67 per cent timber.” The cross-laminated timber (CLT) components will be manufactured off-site. The neighborhood of Far Rockaway in Queens, NY sought to revitalize a site that through careful planning and design could provide a new gateway into the community. American Hydrotech got involved to provide a solution for the building’s amenity decks by providing our Protected Membrane Roof Assembly with a key component being DuPont Performance Building Solutions' Styrofoam™ Brand Plazamate™ XR Foam Insulation. This new and improved insulation was critical to solve the building's low parapet height and allowed a full assembly to fit within the building requirements. Styrofoam™ XR provides an R-Value of 6.7 per inch, which meant that the total assembly height was reduced, all while maintaining and surpassing required insulation standards. Anew approach to mass timber and concrete hybrid design has been brought forward in prototype form by global architecture firm Arcadis. It’s called Re:Treat. Proposed for a yet-to-be announced client in Texas, the 17-storey building offers 12 residential floors above a five-storey podium containing parking and street level retail space. Re:Treat’s objective is to not only achieve a carbon footprint reduction of approximately 45 per cent versus a traditional concrete structure, but to do so in an economical, feasible manner that meets the latest mass timber design regulations outlined in the 2024 International Building Code (IBC https://lnkd.in/gvwu3AnF

HILLS SHOWGROUND VILLAGE CONSTRUCTION UPDATE With 2024 well under way, Deicorp’s construction teams have been hard at work delivering the homes that Sydney wants and needs. Our Hills Showground Village project has enjoyed good progress over the past three months, as Luke Fitzgerald, Deicorp’s Site Manager shares in this latest Construction Update. Significant milestones have been reached, with the ground floor 100% formed and poured. Forming has begun on level one, and all six basement levels have been completed successfully. With an average of 1500-2000 cubic metres of concrete being poured each week, we are on track to deliver Showground Village on schedule. Looking ahead, we will continue construction of the podium, extending through to level 2, where the residential towers will commence.
