Finding land for new developments has always been challenging…sometimes commercial property owners are unaware of the development potential for upward extensions. They can be challenging but they often make effective use of existing buildings and land and often create a sustainable form of development with little to no impact on green space. When designed correctly, considering all the constraints, they can bring huge development potential in highly sustainable town and city centre locations. Cannon Clarke Architects assisted a private developer in creating 6 residential flats above a mixed-use setting of ground-floor commercial and first-floor residential which was approved by North Norfolk District Council today. The design retains the mixed-use heritage of the site, complementing the original 1970s architecture, which features a pedestrianised public courtyard and a blend of residential and commercial uses. The new upward development proposal will be clad with vertical architectural boarding with an overall framing of render. The existing brick parapet will be raised to ensure the set-back roof top mass is in proportion to the host building and metal balustrading will form in-board Juliet balconies for the living room areas. The design ensures that no significant overlooking onto neighbouring properties will occur further than at present with the existing first-floor accommodation. When viewing the increased mass of the second-floor extension from street level it is only the roofscapes of the adjacent precinct buildings that are partially obscured. The proposed form being of no greater height than the existing roof crown. Did you catch Midtown Center's recent feature in The Washington Post? The article highlights how a few new D.C. buildings are breaking away from what architects call the “big dumb box” design. Designed by SHoP Architects, Midtown Center’s two mid-rise towers are connected by three sky bridges that cross a central plaza. As described by The Washington Post, "copper panels and fins along the building give it the appearance of a sea-formed crust. This green copper is patinated: pre-weathered with a film that occurs naturally with exposure to the elements." As traditional urban centers become increasingly challenging environments for new construction, secondary cities are emerging as vibrant hubs for architectural innovation and creativity. A perfect example is the newly announced mass timber skyscraper by MGA | Michael Green Architecture in Milwaukee, set to be the tallest of its kind. This remarkable structure will be located just half a mile from the current record-holder, Ascent MKE. What makes this project even more fascinating is its contrast with the Marcus Center in Milwaukee, built in the 1960s with a brutalist style that was emblematic of its time. CreateTO and the City of Toronto announced plans to maintain the facade of the former #Toronto Coach Terminal, originally built in 1931, while redeveloping the #building into both rental housing and a medical space. Thursday's announcement revealed developers KILMER GROUP, LLC and Tricon Residential (Kilmer-Tricon) as the preferred proponents for the project, along with a team of architects including Chicago-based firm Studio Gang, local firms architectsAlliance and Smoke Architecture Inc., with acclaimed Montreal-based landscape architecture firm CCxA in charge of the public realm design. - via blogTO
