Did you just recieve an accepted offer and not exactly sure what comes next? Our team takes pride in helping you every step of the way from start to finish. 1. Offer accepted and contract issued from seller’s attorney to buyer’s attorney 2. Due diligence period (including inspection if needed) 3. Buyer signs first and remits 10% contract deposit to be held in the seller’s attorney escrow account. Seller countersigns. Deal is hard and listing will now appear as “in contract” 4. If financing, buyer will now submit a formal loan application to a lender (does not have to be same lender who issued pre-approval letter) 5. If financing, bank will provide a commitment letter 6. The purchase application (or “board package”) is submitted to the board 7. The board will issue a “right of first refusal” (condo) or invite the buyer to be interviewed (co-op) 8. The bank, if there is financing, will clear the loan to close 9.  The apartment must be broom cleaned and all appliances, outlets, windows must be in working order for final buyer walk-through prior to closing 10. All apartment keys including mailbox need to be provided to buyer at the closing 11. Purchase provides a bank check for the remainder of the down payment and the bank provides their portion as well (wire or bank check) via a bank attorney 12.
