Grading Your Grading - As the spring and summer storms come in, I figure now is as good a time as any to discuss the unsung hero of what’s keeping your house safe – grading. This is something that we all get lazy about and something that might not cause you harm immediately. BUT without proper grading and drainage it’s just a matter of time before your house starts to sag or leak. So, why does bad grading wreak such havoc? If the soil around the home is sloped toward it, then after heavy storms the water has nowhere to go but toward and into the foundation. Yes, this can cause an acute leak and you may have to repair finishes in your basement but over a long enough time water will erode the foundation and cause the house to start moving. First, you’ll see some cracks in the plaster or drywall, then your doors might become racked – where they stick when you close/open them. Let it go even longer and your home may need severe repairs that could cost you tens of thousands of dollars. And all that time all you had to do was make sure the grading around the house was positive – i.e. sloped AWAY from it! This also usually compounded by bad gutters and downspouts that are expelling water too close to the foundation; speeding up the erosion around the foundation. I know, sometimes the downspout comes out in an inconvenient place that becomes a tripping hazard for friends and kids (and usually me) but keeping the downspouts draining as far from the house as possible is key to keeping your house structurally sound and dry. So, now that all our sports teams are out of contention, get out there and check your grading and drainage!
