Housing affordability has improved in Melbourne, bucking national trends, according to the latest ANZ CoreLogic Housing Affordability report. The report shows that while housing affordability deteriorated nationally in June 2024, home values in Melbourne have moved backwards by 4.9%, while incomes have risen modestly. Melbourne is now the nation’s third-least expensive city by median dwelling value, decreasing by $40,000 since the 2022 peak. Great article with insightful data that paints the picture of what first home owners, and renters are facing. The average portion of income needed to service a new mortgage now at 49% nationwide. This is 40% higher than the decade average of 34.8%. Eliza Owen is particularly sympathetic for low-income renters, as well as first home buyers and the deposit hurdle to get into their first home. In the Perth metro area the vacancy rate has stabilised at 0.7%, the second lowest its been in 35 years. Median house rents and median unit rents in Perth are $610 per week and $560 per week respectively, both the highest they have been for at least 30 years.
