The repositioning of 1101 Connecticut Avenue in downtown DC, atop the Farragut North metro station, aimed to encourage employees to return to the office. The renovation integrated a range of amenity spaces, including an outdoor terrace, flexible conference center, fitness center, and various meeting spaces. MOI partnered with Altus and Gensler to curate furniture for these spaces, revitalizing the building. Lounge seating upon a vibrant plant wall and an interconnecting stair foster a calming and collaborative atmosphere. The outdoor terrace provides tenants with a refreshing new place to work, live, and stay connected. I was priced out of my own office building. Although there’s more than 100k square feet of empty office space in the neighborhood, we were maxed out of space in our building. Because of the high-demand, it just made more financial sense to rent out my own office space in the building and rent a smaller office elsewhere. When you go out of your way to create a unique space, people notice. It’s the little things that make a big difference to the ideal tenants.
