The number one reason why most people fail in multifamily is they don't think through how they actually want to grow and they don't pick great locations. Our strategy revolves around offering a quality, affordable product for residents. I know a lot of people have heard the term, you know, there's an affordability crisis when it comes to housing and so we look to bridge that gap and solve that need too. So we're not looking for ultra high end apartments or anything like that. We're looking for nice early to mid 2000s communities. Average effective rents are in the $1200 range across ones, twos and potentially threes. And then we look to enhance the properties through a value add program the entire time. We're still offering a very affordable product and we don't want to price ourselves out of the market either. We are very focused on demographics of the area and that area support what we're actually looking to do. That's a big part of whether or not your business plan is going to be successful or not in apartments.
