Reread Rob Beardsley 's Definitive Guide to Underwriting Multifamily Acquisitions this morning. I specifically enjoyed his breakdown of the alignment between General Partner (GP) and Limited Partner (LP) interests through various partnership structures. One quote that stuck with me: "Cash (co-invested) is king." Do you require GPs to invest their own cash in their deal before considering investing in it as a Limited Partner?
