One of my Mastermind Members, Liam Delumpa was presented with an LOI to lease a store in a strip center. They are a high end cigar shop with multiple locations who refused to sign a corporate or a personal guarantee. In addition, they were going to invest $300k into the space. What would you do? My advice was to Liam was the following: 👍 Put a portion of the $300k into an escrow account so we know they are not blowing smoke. 👍 Increase the deposit to cover six months of rent. 👍 Verify liquidity 👍 Verify sales numbers from other locations 👍 Have an out in the lease if certain milestones are not acheived Next several posts will be a series on how to lease up Commercial (office, retail, industrial, medical etc.) vacancies. #Investbeyondmultifamily #cremastermind #passiveincome

Here’s the thing: most properties put their least experienced employees on the front lines to drive revenue. Think about that for a second—it doesn’t make sense. Too often, leasing agents who are new to the game are the ones meeting prospective residents at the door, answering questions (or struggling to), and trying to close deals. Yet, they hold the keys to driving revenue for the entire property. The reality is that these leasing agents are often not trained in sales, and that’s a major problem. How can we expect them to hit revenue goals when they don’t have the proper tools or training to succeed?
