Residents and inner Metropolitan suburbs of Sydney are concerned over the Premier's proposal for higher mid-rise density around a range of Sydney's 170 Metropolitan Railway stations over 2m Sydney baby boomers, a fertile market for downsizers with high-quality residential grade midrise apartments, today mostly living in single detached family homes with a value between $1.5m--$6m+ and mostly mortgage free. However, it's unlikely that any Federation or historic dwellings in areas with heritage protections in place will be allowed to be demolished. To avoid speculation and ensure affordable housing, the NSW government agencies should release vast amounts of metropolitan land, old railways, road easements, and other redundant sites into the market. These released public lands should have conditions of sale that emulate the Mayor of London's requirements, where up to 50% of all London Council surplus land sold off suitable for residential use must be set aside for affordable housing. As an experienced Placemaker, I've proven that high-quality mid-rise apartments can blend with historic buildings. In my past major urban projects in the City of Adelaide and North Adelaide, I acquired vacant sites, many held by State or Local Governments, out of a sense of social responsibility. With these past major urban projects, I set aside 30% for affordable housing with no mandatory requirements, creating inclusive placemaking projects that achieved above-average capital growth for decades. Got a project in the City of Vancouver Broadway Plan? Over 35 towers with more then 7,000 rental homes are now proposed in the area, covering a large portion of Kitsilano, Fairview, and Mount Pleasant. The Broadway Plan's first formal detailed rezoning applications for secured purpose-built rental housing projects in high-rise tower-based building forms were published by the municipal government beginning in Spring 2023, with the pace turning into a flood by Fall 2023. In comparison, the nearby Squamish Nation Senakw project will have 6,080 secured purpose-built rental homes, including 4,865 market rental units and 1,215 below-market rental units. Senakw's significant rental housing uses are contained within 11 towers reaching up to 59 storeys. Vancouver is changing. But we need more #realestate #development #bc #canada
