14-Storey Mixed-Use Development Proposed For Mount Pleasant East A proposed 14-storey mixed-use #residential building from Sierra Corporation could be headed to Eglinton Avenue East. The project, which began with a building application for a 12-storey #residential and #commercial mixed-use building in June 2022, has been revised to increase the storey and unit count in accordance with ongoing discussions between the developers and the City. The revised plans, which were submitted by Sierra in mid-September, are currently awaiting review. If approved, the development would bring 206 new dwelling units to the Mount Pleasant East neighbourhood. Designed by RAW Design Inc., the building features balanced use of masonry and glass to create a pleasing architectural addition to the immediate surrounding neighbourhood context, which includes a number of brick-clad homes. 46-Storey Purpose-Built #Rental Proposed Near Finch Station Plans for the project were filed in late-December by #Toronto-based developer Trolleybus Urban Development and are currently under review. If approved, the project would deliver much-needed rental housing to the neighbourhood. Once complete, the #development would consist of a six-storey podium with a 40-storey #tower element above and a total gross floor area of 330,408 sq. ft. Plans also envision a a number of public realm improvements including a widened pedestrian zone along Hendon Avenue. Existing renderings are largely conceptual at this stage, but designs from #Toronto-based Studio JCI architects depict a standard rectangular structure with a setback above the podium and expansive glass windows at grade. More Height, Improved Public Realm for Hullmark and BGO's Radiator Radiator has undergone significant revisions since its initial submission in 2022. Designed by Sweeny &Co Architects Inc., this partnership between Hullmark and BGO proposes a trio of buildings, from 9 to 29 storeys, with #residential, #retail, and public spaces. Significant portions of the former Dominion Radiator Company’s #industrial buildings are to be retained and reconstructed, overseen by ERA Architects Inc.. This includes historic #facades, particularly along Dufferin Street, while the core oven building will remain a key feature onsite. The #development now features three buildings at 9, 26, and 29 storeys, compared to the earlier plan’s 11, 21, and 25 storeys. While the overall GFA has increased by about 5,000m², the revised massing redistributes this space into two taller #towers, creating a more compact and efficient layout. This design shift opens up additional space for public areas and reduces shadow impacts on nearby streets, addressing concerns raised by the City and community. “This is where density should go,” emphasizes Frank, pointing to the project’s proximity to transit. #Kitchener #Rental Tower Proposed to Rise Along ION Corridor Vive Development Corporation has proposed a 44-storey rental apartment building on the northeast corner of King Street West and Pine Street in the KW Hospital area of central Kitchener, near the #Waterloo city limits. The proposal places a #residential tower above a 6-storey parking podium, bringing 455 #residential units along a corridor where further high-rise intensification is anticipated. Reinders + Law Ltd. - Architecture + Engineering have designed a 38-storey #tower atop a 6-storey podium, the first phase of a multi-phase, mixed-use #redevelopment of the site. It is positioned at the northeastern portion of the site to enable a second tower at the corner of King Street West and Pine Street in a future phase, design and massing details of which of future phases will be determined through subsequent applications. Above the podium, the design transitions to a point tower with a 856m² floor plate, stepped back from the podium façade and situated roughly in its centre. One of NSW's first and largest cross-laminated timber (CLT) social affordable apartment (Class 2) buildings | Architecture & Design (Australia) We are engaged as the executive architect to deliver this pioneering redevelopment project in Glebe from tender to construction for Homes NSW in partnership with Kane Constructions Pty Ltd. JPW designed the initial concept and since then the project has undergone several DA amendments to accommodate the use of CLT. The $65 million development at Cowper St and Wentworth Park Rd is due for completion in 2025 and will provide 75 new fit-for-purpose social homes in two eight-story towers and separate three-story terraces. Associate Director, architect and project lead Noura Thaha, from our Living Environment team, says that the built form will comprise 85 percent CLT, manufactured offsite. US-based developer seeks to build Australia’s tallest commercial fully massed timber tower. New York-based investor Tony Cheng is seeking to capitalise on the wave of green construction with a new 13-storey building in Sydney’s CBD set to become the tallest timber tower of its kind in Australia. The project has been designed by architecture and urban design practice Tzannes for Mr Cheng’s NGI Investments. Tzannes co-director Alec Tzannes said he believed York Street would be the tallest fully massed timber commercial building of its kind in Australia. “It’s fully massed timber above the steel cantilevers required to span over the railway tunnels,” he said. “So we have 11 storeys of mass timber – which means wet areas, it means the lift shaft, it means fire escapes are all in timber, as are the floors and the roof – the structure is completely in timber. The other two floors, the floors are timber but the column supports are steel because they have this huge cantilever. So its hybrid for two storeys but fully timber for the rest.”

For its #residential part, Pinnacle’s proposal, as it currently stands, calls for a total of 1,261 residential units (up from 1,147 units in the previous submission), all of which are planned to be #condo tenure, including 766 one-bedrooms, 325 two-bedrooms, and 170 three-bedrooms. The planning report points out that the two- and three-bedroom units — “family-sized options” — make up around 40% of the units proposed. Renderings of the proposed #development prepared by Hariri Pontarini Architects show three buildings, two of which appear to be conjoined with a shared podium. The glassy buildings share an ultra-modern look with stylistic curvatures and a mixture of inset and protruding balconies. An “open-space landscaped area” served by #retail and restaurants is shown at the base of the proposed towers in the renderings.
