BuildData predicts information will be king in 2024 New building regulations with requirements for effective digital information management for compliance, will be a driver for tech buying decisions this year. 2024 is the year when the Building Safety Act (BSA) will come into full force, following the first provisions rolled out in 2022 and 2023. The BSA mandates digital building information and safety cases, as well as a golden thread of information, for higher-risk buildings (HRBs). Therefore, prioritising information will be high on the industry agenda in 2024, all delivered by technology to ensure effective information management. But the BSA is not the only regulation with a requirement for digital information competency for compliance. Photographic evidence is now mandatory to comply with Part L under Building Regulation 40. And more legislation and standards are set to follow with digital information requirements, such as the Future Homes and Building Standard, where information will be needed to support building design, construction, and management. With the evolution of the construction and property industry, there is no time like the present to get information, processes, and the technology in order to deliver better information and, therefore, building outcomes. This emphasis on digital data and information to better manage buildings throughout their lifecycle — from planning all the way through to operations and maintenance — is not necessarily new concept. https://lnkd.in/dr3KPT29

The 2022 "Building Safety Act" of the UK introduced the concept of the ‘golden thread’. Owners and managers of buildings are required to hold a comprehensive set of information showing how a building was designed and built. The aim is simple – to reduce the severity of the consequences of fire spread or structural collapse. Despite the large number of CRM software on the market, some small business owners especially in construction find that nothing is quite the right fit. They are looking for a downloadable template they can use to design and implement a seamlessly integrated supply chain management solution which provides a flexible option to only include the features they want without paying extra for features they don’t need. A “low-code” solution means most of the heavy lifting is done for you without heavy coding knowledge needed to create the finished product, to customize an app that can be ready for rollout in weeks instead of months. Tweaks and changes to the system can be made in a sandbox environment, so there’s often no need to take the entire IT system offline for updates. Some components can be changed with no downtime at all. Once live, drag-and-drop workflow automations, file attachment space, business app integration, reports and other common supply chain management tools along with immediate access to a library with hundreds of sample apps worth browsing and ready to be leveraged.

In South Africa, we are still working on making BIM the household name, but as our industry is too fragmented, it will take a long time to be mainstream. Most professionals are aware of this initiative but to start working in an ISO 19650 compliant way is another story, either the management is not supporting it, or ISO 9001 custodians are rigid for a change since we are not sure how to merge the two standards when it comes to housekeeping. Even big companies have not adopted ISO 19650, they continue using their project information management systems but only took the advantage of the technology coming with BIM. I see a great benefit in the IDS, as this will make sure good-looking models do not sway us but to know for sure that the requirements of building standards (SANS10400-XA, NHBRC, standards from DoTs and other local institutions), regulations are met, not only the IFC schema whether the elements are correctly classified. For example, the general notes that you would find mostly on concrete drawings about minimum concrete strength on columns, foundations, surfacebeds, and suspended floors can be added in the IDS as requirements, and this can give us confidence in the construction documents we issue out to construction sites. I am excited about the use of IDS, now we can sieve non-compliance out of models irrespective of the size with just one click. BuildingSmart IDS is here... but I've got to admit I'm a little underwhelmed right now. I honestly struggle to see how many clients will be knowledgeable enough to generate meaningful IDS, let alone have the time to waste on the slow and clunky authoring tools that are hitting the market. Sure I can see it being of benefit to the larger contractors with dedicated development staff, but I fear we'll be left wondering whatever happened to it 2 years from now. Mass uptake? I can still count the IFC experts I know on one hand, even though IFC is required on pretty much every project we work on, so I'm predicting a big no.
